Peak Performance HR is recruiting for an exciting opportunity of a Building Superintendent for our client. The organization is a very niche and modern property management company that focuses on exceptional resident experiences, specialized expertise, and developing and growing a team of professionals.

**Position Summary**

The Assistant Resident Service Manager abides by the organization’s values and provides the highest level of customer service, while supporting the Resident Services Manager in the efficient operation of the property. This is a full-time position located at the property.

**Essential Duties**:

- Communicate with new clients to address questions related to pre-move-in requirements: lease signing, elevator bookings, etc.
- Deliver welcome packages to apartments before residents’ arrivals.
- Support leasing staff and marketing initiatives during initial lease up phase and ongoing leasing efforts.
- Maintain the highest level of customer service in relation to residents through promptly addressing residents’ needs and concerns.
- In collaboration with the Resident Services Manager, direct and manage incoming resident orientation, coordinate resident move-in and ensure receipt of occupancy prerequisites in such a manner as to win and maintain the respect and goodwill of all residents.
- Inspect suites to ensure they are ready for new arrivals, whenever required.
- Conduct pre-move out inspections as required.
- Monitor resident service requests and arrange for repairs as required in a timely fashion.
- Arrange unit-turnover of vacant suites to ensure suites are up to building standards for incoming tenants.
- Ensure correct and up to date Management Reports including Accounts Receivable, Accounts Payable, variances and monthly inspection reports.
- Adhere to property management standards including: legislative requirements, compliance, safety standards and emergency response procedures.
- Conduct weekly / monthly inspections of the common areas of the property and rectify any deficiencies, as instructed by the Resident Services Manager.
- Assist in the planning and execution of Annual Activities Calendar for residents, to foster residents engagement.
- Prepare documentation related to new and revised agreements for parking spots and storage lockers rentals.
- Create and process lease agreements renewals.
- Support the Resident Services Manager during pre-move out inspections as required.
- All other duties as assigned.

**Qualifications**
- 3-5 years experience in Residential Property Management, Hospitality, and/or Luxury/High End Retail is preferred.
- Exceptional communication and presentation skills.
- Ability to deliver exceptional results within tight deadlines.
- Self-aware and resourceful in any conflict resolution process.
- Knowledge of the Residential Tenancies Act (2006).
- Experience dealing with property management software (Yardi) will be considered an asset.
