**JOB SUMMARY**:
Aquilini Properties owns and operates more than 30 commercial and residential properties in the Lower Mainland. The Operations Supervisor will ensure that Aquilini Properties’ buildings are maintained to the highest standard and are a positive representation of the Company.

**ESSENTIAL DUTIES AND RESPONSIBILITIES**:
**(Other duties may be assigned from time to time)**
- Organizing, scheduling, supervising, inspecting and performing maintenance programs for all building and site equipment and programs (incl. fire, life, safety and emergency systems, HVAC, mechanical, electrical, security, access control) to ensure the property adheres to company policies & procedures. Assist with identifying and mitigating building risks.
- Formulating, reviewing, analyzing and following-up with contractors on preventative maintenance programs, routines, reports, deficiencies and repairs to ensure thorough completion.
- Performing standardized inspection routines for all properties for operations and maintenance, ensuring properties consistently have the highest standards.
- Monitoring, reviewing, and working with contractors to ensure optimal operations of building systems, equipment and components and recommend upgrades and adjustments, including HVAC, Boilers, Chillers and Cooling Towers, BAS and DDC oversight.
- Daily scheduling, supervision and on-the-job training/mentoring of building operators, resident managers?, maintenance and cleaning staff.
- Supervising and performing, where required, tenant repairs and service requests to ensure that effective long-term tenant relationships are built and a consistent high-level of service is provided to the tenants at all times.
- Ensuing adherence to the company’s environmental and Health & Safety policies at the building level, coordinating and participating in investigation of environmental and H&S incidents, supervising effective energy management programs and operations of cleaning and security contractors.
- Supporting project-related activities including assisting with and coordinating tenant improvement work and building capital projects.
- Initiating and supporting property management in maintaining and vendor lists, obtaining quotes for repairs, and proposals for third-party service contracts, having input into Purchase Orders and payments to third-party invoices pertaining to building maintenance.
- Assisting in standardizing, maintaining and updating building service and maintenance manuals, policies and procedures, guidelines, and training programs.
- Participating and providing input into budgeting, capital planning and forecasting, including reviewing building and equipment obsolescence and replacement plans.
- Communicating with tenants in a professional and clear manner regarding their service requests and general maintenance and building issues.
- Communicate with senior management, internal departments, contractors, tenants, and other parties involved with repairs and maintenance activities.
- Flexible to work select evenings and weekends and be on call for building emergencies.
- Have a vehicle for travel across the lower mainland.
- Other duties periodically assigned from time to time.

**REQUIRED EXPERIENCE AND QUALIFICATIONS**:

- Must be certified as a 4th or 5th Class Power Engineer
- Have strong knowledge in boiler, mechanical, fire safety, and electrical systems and equipment
- Ability to think a project through to the end, to foresee potential pitfalls, tenant concerns and to address them in advance when possible
- Ability to allocate time effectively, work under pressure and manage tight deadlines
- Ability to handle multiple demands, competing priorities and adapt to new ideas and constant changes
- Analytical and detail oriented. Ability to have a keen focus in building inspections and producing accurate and high caliber work
- Excellent planning and prioritizing skills, proven leadership, and mentoring abilities
- Exceptional interpersonal and customer service skills with proven abilities to resolve conflict on various levels.
