**Position Summary**

The **Community Manager** is a people and community and customer service champion responsible for the assigned properties' overall performance and successful operations. This includes overseeing leasing and marketing initiatives, resident experience, community engagement and partnerships, day-to-day operational excellence, and financial management of the assigned properties.

**ESSENTIAL FUNCTIONS AND BASIC DUTIES**:
**Customer Service**:

- Promote a sense of community by maintaining an overall focus on enhancing the customer and resident experience.
- Professionally and courteously manage all inquiries, complaints, concerns, or feedback on time.
- Ensure that all service standards are maintained at the highest level and onsite staff working to deliver the best resident and tenant experience.

**Leasing and Marketing**:

- Achievement of the leasing targets / portfolio requirements.
- Developing a thorough understanding and practical knowledge of the SLP product (i.e., apartment, building, lifestyle)
- Work with the leadership team to create and execute annual leasing and marketing plans to meet the properties' KPIs and overall company.
- Establish and maintain relationships with community organizations, local businesses and other stakeholders to add value to the resident experience and property value.
- Demonstrate excellent sales and leasing skills by minimizing occupancy.
- Ensure any Model/Show units are maintained; lease and show available units.
- Ensure property website and communication portals/boards are monitored and updated.
- Responsible for enforcing lease terms and maintaining compliance and approval due process.
- Facilitate signing all leases, schedules, assignments, and addendum forms utilizing Yardi Voyager and Rent Café.
- Actively manage the renewal process and retention program with existing residents.

**Operations Management and Resident Life**:

- Manage assigned portfolio of properties to improve efficiency and reduce operating costs.
- Conduct inspection of grounds, facilities, and equipment to determine if repairs or preventative maintenance is required on a weekly/daily basis to monitor performance.
- Obtain quotes or bids from contractors for repairs, renovations and maintenance.
- Supervise contractor work to ensure it has been completed and review invoices.
- Ensuring contractors and staff comply with all applicable legislation including but not limited to Occupational Health and Safety, Fire Safety Regulations
- Responsible for ensuring that day-to-day operations of the properties are carried out (general maintenance and cleaning)
- Responsible for the overall esthetic condition of the property (both interior and exterior) ensuring that snow removal and landscaping is being properly carried out.
- Ensuring all corporate standards and policies for staff, residents and properties are maintained.
- Supervising, coaching and guiding the site maintenance and assigned leasing staff in the completion of their assigned duties.
- Ability to coordinate and manage after-hour emergencies and on-call as required.
- Working knowledge of legislation pertaining to the Residential Tenancy Act
- Ability to represent company at Landlord Tenant Board hearings.
- Ensure effective communication with residents, consistent with their expectations.
- Work with colleagues to coordinate month-end duties and responsibilities, including suite pre-inspection, and scheduling of contractors and staff for turnover of suites.
- Perform regular and proactive inspections of the property and make recommendations as required.
- Ensure rent is collection on time and proper follow-up and management of delinquent accounts.
- Work collaboratively with other company departments and stakeholders to maximize property performance.

**Financial Management and Reporting**:

- Provide input for planning and budgeting, inclusive of annual budget preparation, reforecasts, management plans, performance reports, and variance reports.
- Responsible for ensuring rent rolls are accurate.
- Maintains occupancy, income levels and expense controls in accordance with budget requirements.
- Approve, maintain and control all operational revenues and expenses.
- Ensure that all collection and control procedures are followed relating to accounts receivable.
- Ensure monthly and other requested reporting is completed accurately and on time.

**QUALIFICATIONS**:
**Education**:

- Post-secondary degree or diploma in Hotel, Real Estate, Property management or similar.
