**Brief Description**

The position of Underwriter, Commercial Lending supports the Director of Commercial Lending by managing all mortgage files through their life cycle from commitment to funding. This role works with lenders, lawyers, realtors, clients, and referral sources to ensure the mortgage process is seamless for all parties. The job holder is extremely organized, methodical, and able to work with the minimum of supervision as well as identify opportunities for improvement to processes that improve customer service delivery.

**Key Responsibilities**
- **Preparation of Loan Submission**_
- Gather all relevant information, i.e., rent roll, financial statements, invoices, property management contract, leases, appraisal, environmental site assessment, building condition assessment, etc. required to complete in-depth loan analysis
- Complete in-depth loan analysis/underwriting for both conventional and CMHC loans supported by appropriate due diligence and a well-reasoned recommendation
- Take a solution focused approach to underwriting by offering alternative structures and/or funding conditions/solutions as appropriate
- Consider the need for mortgage insurance and make the necessary introductions to approved vendor(s)
- **Review Commitment Letter**_
- Review the Loan Commitment Letter from the lender for conditions requiring fulfillment
- Establish if an appraisal is required and order as appropriate
- **Provide Condition Fulfillment Support**_
- Issue a signing package to the clients for execution, providing where necessary a full explanation to the client of the terms the lender has outlined
- Maintain and update the business pipeline to ensure accurate funding dates

**Qualifications and Requirements**
- 3-5 years’ experience in a commercial underwriting capacity
- Knowledge of financial statement analysis
- Knowledge of conventional, commercial loan underwriting for office, retail, industrial, components of Multi-Family, CMHC and other forms of commercial real estate
- In depth market knowledge of commercial real estate, as it relates to office, retail, industrial and multi-unit residential market trends, transactions, pricing and cap rates.
- Ability to work in a face-paced and time-sensitive environment with the minimum of supervision

**Skills**
- Software experience: Adobe, DocuSign, Microsoft Office Suite including Word, Excel and Outlook
- System experience: Filogix, Velocity, Mortgage BOSS, Zoho CRM an asset, but not required
- Critical thinking and problem-solving resolution skills
- Analytical awareness with an eye for detail
- Superior customer service skills

Schedule:

- Monday to Friday
- Weekend availability

Ability to commute/relocate:

- Hamilton, ON: reliably commute or plan to relocate before starting work (required)

**Experience**:

- Commercial Underwriting: 3 years (required)

Licence/Certification:

- Ontario Mortgage Agent/Broker Licence (required)
