**OPERATIONS MANAGER**
Arbutus Properties is a leading land developer, home builder, and commercial constructor, offering a dynamic work environment, attractive compensation and benefits package, and opportunities for advancement. We are currently seeking an experienced _Director, Development _with a strong work ethic, the desire to be part of a team, and the skills to advance some of the most exciting land development projects across Canada.
Summary:
Reporting to the President, the_ Operations Manager _is accountable for providing leadership and oversight for the construction phases.
The _Operations Manager _is a collaborative team player, focused on the strategic objectives of the company through leadership and management of construction operations.
**Responsibilities**:
- Work along side the executive team to build strategies for corporate expansion and management of growth.
- Promotes a culture of performance. Effectively develops goals and objectives to implement actions, track performance and continuously look for opportunities for improvement.
- Actively participates in setting annual budget in line with Company objectives with a sufficient level of detail to drive execution and tracking.
- Builds market connections through business development
- Plays an integral role in assessing the feasibility of and executing on large scale and complex project delivery methods.
- Interacts with direct managers to develop best practices, processes and to ensure all activities are optimized and costs are best in class.
- Effectively uses Company resources and programs to drive operational excellence.
- Promotes a positive safety culture through leadership by example; performs all work activities following all relevant safety policies and procedures
- Ensure implementation of Company policies.
- Identify projects within the capabilities of the company
- Oversight of operational budgets and logistics
- Study job specifications to determine appropriate methodology;
- Ensures the effective use of equipment and maintenance.
- Assists the HSE Lead and HSE Manager in safety initiatives, claims management and audit processes
- Utilizes the Quality department to ensure product compliance through production and delivery
- Communicates effectively with Human Resources, Labour Relations and Payroll departments to ensure personnel needs are met.
- Interacts with Managers to ensure client needs are forecasted and met daily, weekly and monthly
- Responsible for financial results and Operational key performance indicators
- Continuous improvement of safety results and standards of expectation
- Manages change through managers, supervisors and front‐line staff
- Sets and monitors Operations Key Performance Indicators (KPIs)
- Delivery cost management, reducing Operational costs of delivery both on site and within plants.
- Production cost management, effective management of inventories and plant assets and effective daily maintenance of equipment and plants.
- Indirectly manage and coordinate field personnel
**Requirements**:
- Post Secondary Diploma or University degree an asset
- Minimum of 3 years of management/supervisory experience
- Experience in construction / construction materials environment considered an asset
- Technical savvy with software platforms
- Strong understanding of budgets, job costing and estimation / bidding
- Proficiency in inventory management
- Familiarity with agile and lean methodologies is an asset
- Strong written and verbal communication skills with high degree of accuracy
- Strong attention to detail
- Demonstrated strong problem solving skills; a self‐starter
- Proven ability to multitask in a fast‐paced environment
- Strong time management skills essential
- Independent thinker
- Ability to negotiate skilfully in tough situations without damaging relationships
- Highly motivated, able to quickly build and maintain positive working relationships
- Ability to maintain composure in dealing with difficult situations; demonstrates positive
customer service attitude
- Strong ability to mentor and coach team members
- High level of ambition and energy to drive for results
- Logistics minded and able to ensure smooth operations.
