Position: Manager of Procurement Location: Calgary, AB Department: Construction & Operations Reports to: VP of Operations / Director of Construction Role Summary The Manager of Procurement is responsible for leading all purchasing, sourcing, and supply-chain activities across Mosaic's Canadian construction projects. This role supports multifamily (wood-frame, concrete mid-rise, high-rise), commercial TI, industrial, and specialty projects by securing materials, managing domestic and international suppliers, and ensuring seamless delivery from factory to jobsite. The ideal candidate brings experience in concrete and wood-frame construction, strong knowledge of multifamily building systems, and a proven ability to manage overseas procurement, freight, customs, warehousing, and logistics. You will play a central role in strengthening Mosaic's cost efficiency, global sourcing strategy, and project delivery performance. Key ResponsibilitiesProcurement Strategy & Planning Develop company-wide procurement strategies aligned with Mosaic's construction timelines, budgets, and global resource model. Forecast long-lead items and create proactive sourcing schedules. Standardize procurement workflows, templates, and product catalogs across the organization. Material Sourcing & Purchasing Source materials for concrete, wood-frame, steel, and architectural finish scopes including: Concrete accessories and reinforcing Wood framing systems Flooring, kitchens, millwork, plumbing, lighting Prefab components and specialty products Issue purchase orders, manage change orders, and negotiate vendor contracts. Global & Domestic Supply Chain Management Lead overseas procurement for high-volume materials (appliances, flooring, lighting, etc.). Manage relationships with international factories and trading partners. Oversee shipping logistics, freight forwarding, customs documentation, warehousing, and jobsite delivery sequencing. Monitor lead times and mitigate supply-chain risk proactively. Vendor & Supplier Management Build and maintain a competitive and reliable vendor network across North America, Europe, and Asia. Conduct bid analyses, scope reviews, and vendor performance evaluations. Coordinate closely with construction and preconstruction teams during tendering. Cost Management & Financial Controls Develop procurement budgets and track variances against project targets. Identify cost-saving opportunities through volume consolidation, alternate sourcing, and negotiation. Support Finance with reconciliation, forecasting, and financial reporting. Field & Project Support Work alongside Project Managers and Site Supervisors to sequence deliveries, prevent delays, and maintain supply readiness. Ensure accurate material submittals, shop drawings, and compliance documentation. Resolve procurement-related issues that arise during construction. Qualifications Education & Professional Background 7–10+ years of procurement experience in construction, development, or related sectors. Proven experience supporting multifamily (mid-rise and high-rise) projects. Strong knowledge of concrete and wood-frame building systems. Demonstrated experience in international/overseas procurement, logistics, and importing. Experience working with vendors supplying appliances, flooring, millwork, lighting, plumbing fixtures, structural components, and related materials. Technical Skills Proficiency with procurement and construction software Strong understanding of construction sequencing, long-lead items, and material QA/QC. Knowledge of customs, HS codes, freight logistics, and warehouse management. Core Competencies Strong negotiation and vendor-management capabilities. Excellent communication and cross-functional coordination skills. Highly organized, analytical, and proactive. Ability to operate within a fast-paced, multi-project environment.
