Supervisor, Real Estate – Western Canada Department: Restaurant DevelopmentPosition band: Supervisory/Consultant (Global Grade 3)Reports to: Real Estate Manager, WestType of position: Full-time, permanentLocation: Vancouver McDonald’s Canada’s Restaurant Development Department is hiring a Supervisor, Real Estate based in our Vancouver office. The role reports to the Real Estate Manager, West. The individual will, within an assigned geographical area, source and negotiate deals for new freestanding restaurant locations, contributing to the Development Plan and ensuring continuous improvements to the real estate portfolio. Key responsibilities include securing high‑value sites, managing the acquisition process, and collaborating with internal stakeholders to maximize income and return on investment. Duties Maintain strong market knowledge and understanding of the assigned region, including coverage gaps, opportunities, trends, competition, and other factors that contribute to informed real estate decisions. Identify and acquire real estate for freestanding locations, negotiating terms and conditions of real estate agreements (up to the executed Letter of Intent or Offer to Lease) and, when required, partner with the Real Estate Transaction team to optimize site development and internal approval processes. Collaborate with key customers to create, maintain and update the 3‑Year Strategic Plan; gather and analyze market potential and restaurant performance in the assigned geographical area. Assist with presentation of site packages to management for approval and coordinate the presentation of development opportunities to Owner Operators/McOpCo. Partner with the Construction Supervisor to prioritize development opportunities, ensuring optimal use of capital (timing, funding and returns) within the region. Execute the development plan to meet portfolio returns and goals of the Development Team; ensure best location/best value for all real estate acquisitions. Qualifications 5‑7 years of commercial real estate experience with a proven track record in site selection, acquisition, and negotiation. Experience in the Quick‑Service‑Restaurant (QSR) industry is considered an asset. Strong real estate knowledge and experience within the province of British Columbia. Excellent written, oral, interpersonal, and presentation skills; ability to collaborate effectively with management, staff, and external partners. Critical thinker with innovative problem‑solving skills and the ability to escalate issues when needed. Strong organization, multi‑tasking, and project management skills to make critical decisions and drive project success. Advanced skills in Microsoft Word, Excel, and PowerPoint. Ability to work in a fast‑paced, multi‑functional matrix organization; agility and adaptability are assets. Salary Range The expected salary range for this role is $105,000 - $115,000 per year.
