SENIOR PROPERTY MANAGER Position Summary The Property Manager has overall responsibility for affairs related to the operation of the condominium corporation and/or rental property. The Property Manager ensures daily operations are conducted under current operational policies and that overall objectives of the corporation are met under the Condominium Act, 1998 (Ontario) and CMRAO regulations. The role collaborates closely with unit owners, the Board of Directors, residents to ensure high service levels and satisfaction. Condominium Corporations Responsibilities Exercise delegated powers and duties of the corporation or its Board of Directors under the Condo Act, 1998. Assist, advise and guide the Board of Directors on their authority under the Condo Act, 1988 to manage and maintain the property. Issue purchase orders as per limits within the licensure set out by CMRAO. Attend, virtually or in person, regularly scheduled meetings called by the Board of Directors and attend Annual and General Meetings. Regularly conduct on‑site inspections of all communal areas per the specific management contract. Deal with the Board of Directors and individual owners regarding any issues with common elements. Rental Properties Responsibilities Ensure the Board of Directors and tenants act within the authority of applicable legislation. Make suggestions to the Board to increase marketability and maintain property standards. Calculate Rent‑Geared‑to‑Income subsidies using regional guidelines. Handle N4 forms for payment, work with the Landlord‑Tenant Board on evictions, and ensure timely execution per policies. Ensure units are filled, prevent vacancy loss, and provide pertinent information to the accounting department promptly. Monitor and ensure, with accounting staff, on‑time collection of rental fees. Equip the Board with guidance on authority within legislation. Attend regularly scheduled Board meetings. Investigate and address tenant complaints and maintenance issues promptly, directing resolution where required. Meet with the Landlord‑Tenant Board, prepare preliminary documents, recommend actions, and represent the Board when necessary, including engaging legal counsel. General Responsibilities Oversee on‑site superintendent staff and security personnel. Supervise building maintenance, advise the Board on preventive maintenance programs and energy‑conservation recommendations. Implement an emergency management plan and respond to emergencies. Prepare status certificates upon request. Prepare correspondence, newsletters, and coordinate dissemination. Lead discussions with the Board about bylaws changes within legislative requirements. Assist the Board in obtaining insurance coverage and administer related claims and repairs. Make marketability suggestions to maintain standards. Investigate and resolve owner complaints. Prepare annual budgets and control expenses within budget guidelines, checking monthly variance reports. Collaborate with Boards to provide financial data and consult with Property Accountants. Recommend investments and invest funds on behalf of the Board. Qualifications College Diploma or bachelor’s degree (preferred) in a relevant field. Full general condominium license (CMRAO). 3–5 years of experience in property management. Sound knowledge of Condominium Act, Tenant Protection Act, Landlord and Tenant Act, Housing Services Act, Non‑Profit Act, and Accessibility for Ontarians Act. Advanced MS Office experience. Superior client service and interpersonal skills. Ability to work independently and in a team. Ability to perform under pressure while maintaining accuracy and diplomacy. Friendly, helpful image to stakeholders. Own vehicle and ability to travel to various sites. Available for 24‑hour on‑call rotation answering service. Effective liaison with contractors, building staff, and Boards. Awareness of project management principles. Analytical skill to develop solutions. Ability to schedule and complete tasks with conflicting priorities. Strong oral and written communication skills. Strong organizational and time‑management skills. Leadership, initiative, and professional judgement. Compensation and Benefits Pay: From $80,000.00 per year. Additional pay: Commission, Company car, Extended health care.
