The purpose of the Marketing Director is to develop, implement and execute marketing strategies for Corcoran Horizon Realty and the Rego Group of Companies. The candidate will also be responsible for the overall branding and image of the company. The candidate will lead all marketing activities from social media and digital campaigns to advertising and creative projects. The candidate will head all initiatives with developing plans to help establish the company’s brand, allocating resources to different projects and setting short-term and long-term goals (KPI’s), understand the marketplace and adjust plans accordingly. The candidate will lead and provide daily guidance, training and overall direction to the marketing team. The Marketing Director will look for out-of the box tech-focus initiatives and opportunities and can adapt to changing markets.

Duties & Responsibilities - General

  • Direct the marketing team, including hiring, training, workloads, schedules and deadlines
  • Provide on-going training and development to marketing team; provide information, educational opportunities and experiential growth opportunities
  • Complete marketing department operational requirements by scheduling and assigning employees and follow up on work results
  • Identify opportunities to reach new market segments and expand market share
  • Coordinate sales and marketing efforts to boost brand awareness
  • Participate in quarterly and annual planning of company objectives
  • Prepare and manage monthly, quarterly and annual budgets for the marketing department
  • Ensure our brand message is strong and consistent across all channels and marketing efforts
  • Analyze consumer behaviour and determine customer personas
  • Negotiate with media partners to guarantee advantageous contracts
  • Manage agency and 3rd party providers, consultants, freelancers and other suppliers, including contract negotiation and management
  • Achieve marketing objectives by planning, developing, implementing and evaluating marketing initiatives (promotions, event marketing, ad campaigns, social media, video, print, email, website/blog, CRM, etc).
  • Develop a marketing strategy in consultation with the Management Team which will identify tactical objectives for delivery each quarter and facilitate Lead Generation
  • Direct all lead generation through workflow and campaigns that facilitate sale opportunities
  • Measure and report performance of marketing campaigns through metrics (ROI) to establish budget vs. actual spend, analyze results of spend, effectiveness (i.e. social media, sources), establish benchmarks/targets, define market (competitor’s share; strengths/weaknesses), identify our marketing differentiators
  • Social Media oversight by implementing a proactive process for capturing client online reviews/testimonials.
  • Analyze Social Media campaigns and translate the data into recommendations and plans for redesign; monitor trends, applications, channels and design
  • Client Relationship Management (CRM) - creation, management and maintenance of the client database, making it more effective/efficient; implement marketing automation
  • Website – content optimization and simulation, improvements within the website structure: functionality, usability, navigation by users. Promoting, marketing and communicating all website’s contents. Measure, monitor and communicate results
  • Oversight of the planning and implementation of monthly marketing calendar
  • Track and analyze website and all social media performance

Skills:

  • Expert knowledge and execution of Social Media platforms (ad campaigns, etc.)
  • Advanced knowledge of lead generation and CRM (configuration/functionality
  • Working knowledge and experience in traditional marketing (print, etc.)
  • Advanced knowledge of WordPress
  • Proficient in content marketing theory and application
  • Ability to straddle the creative side and analytical side of marketing
  • Effectively and efficiently communicate information and ideas in written and video format
  • Exceeds at building and maintaining sales relationships, online and offline
  • Team player who can take the lead and guide/delegate to other employees when necessary (ie: content development, creation and editing of content)
  • Technical aptitude to learn new tools and techniques, quickly
  • Maintains a working knowledge of principles of SEO including keyword research
  • Proficient in marketing research and statistical analysis
  • Proven ability to manage budgets

Education and Experience Requirements:

  • Bachelor’s degree in marketing, advertising or communications
  • 3-5 years of experience in a Marketing Director role in the Real Estate or Pre-Construction Sector
  • Proven working experience in digital marketing
  • Demonstrated experience leading and managing SEO, CRM, email campaigns, social media
  • Highly creative with experience in identifying target audiences and developing digital campaigns that engage and inform
  • Solid knowledge of website and marketing analytics tools
