Senior Manager, Regional Maintenance (Field‑Based Role) Join Loblaw Companies Limited as a Senior Manager overseeing the maintenance operations of Franchise retail stores – No Frills and YIG in Eastern Canada. The position is field‑based with travel required within Ontario, Quebec and Atlantic Canada. Preference for an Ontario‑based candidate (Kingston or Ottawa) but open to other locations. Service Accountabilities Facility Maintenance: Oversee and coordinate all aspects of facility maintenance, including electrical systems, plumbing, lighting, roofing, parking lots, facades/structural, and landscaping. Implement and standardize maintenance programs to minimize downtime and optimize operational performance. Equipment Maintenance: Develop and implement maintenance programs for all equipment used in grocery and retail store operations, such as material handling, conveyor systems, cash registers, dock equipment, food service equipment, shelving/displays, and racking. Ensure adherence to maintenance schedules and procedures to maximize equipment reliability and longevity. Compliance and Safety: Ensure compliance with all applicable regulations, codes, and safety standards related to maintenance activities. Conduct regular inspections and audits to identify potential hazards or risks and take appropriate corrective actions to maintain a safe environment for employees and customers. Budgeting and Cost Control: Manage the maintenance budget, monitor expenses, identify cost‑saving opportunities, and implement strategies to optimize resource allocation while maintaining service quality and operational effectiveness. Capital Projects: Manage the CAPEX budget, identify project plans, tender to vendors, and monitor projects until completion. Stakeholder Management: Proactively manage key internal partner relationships (Store Operations, Finance, Food Safety, Strategic Sourcing, etc.) by fostering trust, aligning expectations, and delivering results to drive continuous improvement in service and operational success. Vendor Management: Establish and maintain relationships with external service providers, contractors, and suppliers; evaluate vendor performance; assist with negotiated contracts (RFP); and oversee procurement of maintenance‑related goods and services to ensure cost‑effectiveness and timely delivery. Preventative Maintenance: Assist in developing preventative maintenance programs to minimize downtime and ensure safety and efficient operation of building systems and equipment. Operating Procedures: Assist with implementing SOPs, reference guides, and process documents to support maintenance operations. Workflow Administration: Execute OPEX, Capital and ECR approvals as assigned within the operating system (Officetrax and SAP). Store Changes – New Store, Renovations, Closures, Flip: Work with Project Managers to facilitate project updates/changes to the portfolio, update requisite vendors for new store openings, and participate in the handover of new sites to address deficiencies. Analytics: Monitor and analyze maintenance metrics to identify trends and opportunities for improvement. Vendor/Coordinator and Store Operations Escalations: Address all vendor/coordinator and store operations issue escalations via phone, email, or CMMS. Landlord Support: Provide technical support as required with landlord related items. Flexible Hours: Available to work flexible hours and respond to emergencies as required. Scope of Work: Build clear SOWs for capital rehab projects as needed. Other Related Tasks: Assumed as assigned. Projects & Process Conduct annual RMM store inspection audits and follow‑up work as required. Perform regular store visits at frequencies agreed upon with the Director. Support Real Estate operations with initiatives, technical support, and project work as needed. Identify efficiencies in operational and systematic processes and/or technology. Assist with implementing SOPs, reference guides, and process documents to support solutions. Maintain central document repository for easy access to all SOPs, guides, and documents. Workflow Facilitation Review, challenge, decline, or approve quotes as assigned. Execute capital and ECR approvals as assigned. Input and dispatch WKO requests for RMM identified issues. Validate PMs in the workflow management system. Educate store operations on the WKO creation process as required. New Store, Renovations, Closures, Franchise Flip, Capital Projects Monitor the source to track all store openings, closings, flips, and new locations. Liaise with PM and store operations to obtain lists of all required services and vendors. Participate in the deficiency walk and sign off on the deficiency list provided by construction. Assist with onboarding new assets into the established asset management programs. Confirm with assigned coordinator that the location has been closed or, for flips, that the new location is opened. Follow up with vendors after the close date on request backlogs to ensure all WKOs are invoiced timely. Ensure vendor contracts reflect store closure/opening to minimize invoicing risks. Educate store managers on the use of the CMMS. Subject Matter Expert Collect updated scope requirements and qualitative questions for the RFP process. Actively seek and present new industry opportunities to the team. Build multi‑year capital plans based on workflow management history and site inspections, and vendor assistance. Monitor and analyze maintenance metrics to identify trends and opportunities for improvement. Manage vendor performance. Relevant Skills and Qualifications Minimum 5+ years experience in maintenance/ property management, preferably in commercial or retail property management. Degree in Engineering, Facilities Management, or a related field (or equivalent work experience). Knowledge of building systems including plumbing, electrical, lighting, and familiarity with grocery store‑type equipment. Strong leadership and management capabilities. Effective problem‑solving and analytical skills, with the ability to quickly identify and address maintenance‑related issues. Excellent communication and interpersonal skills, with the ability to build strong relationships with internal and external stakeholders. Ability to work independently, prioritize tasks, and manage multiple projects simultaneously. Familiarity with computerized workflow management systems (e.g., Officetrax) and other maintenance and finance related software. Strong presentation skills. Bilingual (French/English) is an asset.
