Director of Marketing
Based in Toronto, the Director of Marketing will report to the Senior Vice President, Sales, Marketing & Customer. The Director of Marketing will support the creation and expansion of QuadReal’s brand as a self-performing, for-sale, residential/condominium developer. This role will support the launch of new condo projects within a diverse real estate portfolio located throughout Canada.

The successful Director of Marketing takes full ownership of scope, schedule and budget related to new project launches and ongoing marketing programs. Oversight entails the development of traditional and online marketing tools, including marketing collaterals, point-of-sale systems, sales presentation galleries/experience centers, signage, social media, Web, and more.

The Director of Marketing’s leadership in directing marketing campaigns to facilitate the sales of condo projects is paramount.

As a Director of Marketing You Will:

  • Develop and implement effective marketing initiatives to increase sales, profitability and brand awareness for individual projects.

  • Is accountable for the quality and timeliness of the go-to-market plans for site-specific marketing programs. Manages scope, schedule and budget for all project-specific marketing initiatives.

  • Create and execute dynamic marketing strategies that will build upon the QuadReal brand’s success, ensuring consistent message integration across all programs, promotions and products.

  • Develop and manage project marketing budgets in partnership with SVP, Sales, Marketing, and Customer

  • Serves as a primary contact for advertising agency (or agencies). Source and recommend third party agencies or partners, where needed.

  • Coordinate sales/presentation centre design and completion for new communities/projects, including the project management of various professionals (interior designers and development/construction teammates).

  • Execute marketing and communications plans and programs to end customers to maximize active user registration, traffic and sales.

  • Optimize use of tailored marketing and media vehicles to drive awareness and demand (i.e. site-specific websites, print, PR, event and email campaigns, as well as other marketing activities).

  • Lead the execution of online marketing campaigns, coordinating with internal resources (ie, corporate communications, retail marketing professionals) and external resources (marketing firms, advertising agencies, sales/listing brokerages, social media influencers, etc.)

  • Utilize Customer Relationship Management (CRM) tools as a best practice to optimize marketing campaigns and sales performance.

  • Maintain awareness of end customers’ demographic and psychographic characteristics to develop targeted and focused site campaigns. Understand and use target customer segmentation tools (ie, Environics) to optimize marketing campaigns.

  • Analyze and communicate results for all marketing programs via post-program summaries and analysis (ensuring ROI and future campaign planning learning).

  • Work closely with the Customer Experience team to ensure that all customer/buyer communications are harmonized and well organized within the Customer Journey.

Your Background

  • Minimum 10 years of experience working for a builder/developer or brokerage

  • Bachelor’s degree in Marketing, Communications, Public Relations, Business, or a related area

  • Residential estate experience is a must; experience marketing for a condo developer is ideal.

  • Experience marketing within both digital and traditional channels

  • Well organized, personable, professional, confident, and able to multi-task

  • Strong creative thinking abilities

  • Willingness to travel within Canada, as required.
