Commercial Property Manager

The Tenant and Landlord relationship is crucial toward the best property performance, and we place huge emphasis on our communication, experience, and knowledge to exceed expectations of the Landlords and Tenants.

This role will require you to manage all day-to-day matters for a portfolio of properties. You will be in regular contact with real estate agents, property consultants, and many different trade contractors to ensure the smooth operation of buildings. A successful applicant will be confident dealing with people, have strong attention to detail, and be able to think outside the square.

Key Responsibilities:

  1. Manage a portfolio of properties to achieve best outcomes for clients, including securing new tenancies.
  2. Ensure BWOF and health and safety compliance.
  3. Approval of Landlord expenses.
  4. Rent and OPEX accounts receivable.
  5. Property maintenance and improvements.
  6. Engage valuers, insurance brokers, and consultants.
  7. Negotiate lease terms, renewals, and rent reviews.
  8. Identify highest and best use opportunities of a property, including alternative tenancy values and redevelopment options.
  9. Maintain strong relationships with Tenants, ensuring their requirements are understood and addressed wherever possible.
  10. Direct reporting to Owners and Managing Director, including monthly reporting and regular communication.
  11. Travel as required, as our portfolio of buildings is located throughout New Zealand.

Minimum Requirements:

Previous experience in property management alongside a strong base of computer skills is required in Excel, Word, and Outlook. Experience with Re-Leased property management software and Xero accounting software is essential. Hours are negotiable for the right person.
