The HFR project is Canada's largest infrastructure project in generations.

Are you ready to take on a stimulating and impactful challenge? Look no further: VIA HFR is looking for a Director, Real Property Development. We are seeking a highly skilled and experienced Director to oversee the HFR real property development.

The role

Reporting to the Vice President, Planning & Land Acquisitions, the ideal candidate will have a strong background in real estate development, excellent analytical and collaboration abilities, ensuring the successful execution and delivery of the HFR project.

The responsibilities

  1. Oversee market analysis, feasibility studies, and financial modeling for potential real estate projects at the stations.
  2. Oversee the planning, development, and implementation of real property development projects, including Transit-Oriented Development (ToD) business opportunities at the stations.
  3. Develop opportunities for economic participation of communities and stakeholders, including Indigenous communities, in real property development projects at the stations.
  4. Engage with local communities, businesses, and government entities to communicate the benefits of transit-oriented development and address concerns, fostering positive relationships and community support.
  5. Collaborate closely with other directors within the department and with other internal stakeholders.
  6. Promote sustainable urban development practices and green infrastructure solutions.
  7. Facilitate public consultations and address community concerns related to real estate development.
  8. Ensure all real estate development activities comply with relevant local, provincial, and federal regulations.
  9. Develop and manage the budget for real estate development activities.
  10. Lead a team of business and real estate developers and analysts, providing guidance, support, and mentorship to ensure high performance and professional development.
  11. Collaborate with the Private Development Partner, government agencies, community stakeholders, and external partners to address concerns, resolve issues, and foster positive relationships throughout the project lifecycle.

The requirements

  1. Bachelor's degree in Business Administration, Urban Planning, Architecture, or related field (Master's degree preferred).
  2. Minimum of 10 years experience in real estate development.
  3. Strong knowledge of urban planning principles, zoning regulations, and infrastructure integration.
  4. Proven track record of successful land acquisition and real estate project management.
  5. Experience in public-private partnerships and working with government agencies.
  6. Excellent leadership abilities and proven track record of stakeholder relations.
  7. Strong communication and interpersonal skills, ability to effectively communicate technical concepts to non-technical stakeholders.
  8. Being fluent in both Canadian official languages is desirable.
  9. Excellent problem-solving and decision-making abilities, with a focus on innovation, creativity, and continuous improvement.
  10. Ability to collaborate effectively with multidisciplinary teams and manage multiple priorities in a fast-paced environment.
