The Construction Manager is a leadership position for the Delivery organization at Enabled Energy. The Construction Manager may manage specific projects on their own but also be responsible for ensuring that the company’s portfolio of projects is coordinated and delivered with high quality, on time, and under budget. The ideal candidate will have a mastery of communication, organization, and service skills.

This data center construction manager position is a full-time assignment at a data center located in Montreal, Canada. The candidate will be expected to spend a majority of his or her time at the customer site managing construction projects and developing relationships with the local customer teams. Knowledge and experience working in Montreal is critical to success in this position.

RESPONSIBILITIES:

In this role, the essential job functions of the Construction Manager include:

Pre-Construction and Project Coordination
  1. Study, evaluate and identify all tasks and risks from bidding to project undertaking, implementation through close out.
  2. Determine needed resources (manpower, equipment, and materials) within given budget.
  3. Plan all construction operations and schedule to ensure client deadlines/expectations.
  4. Design, develop and initiate site-specific safety plan.
  5. Obtain licenses and permits as necessary.
  6. Properly document all project activities – including work schedule, implementations, deviation, change in subcontractors, customer issues and other related successes and problems, close out documents, etc.
  7. Preside over weekly staff and subcontractor meetings to coordinate all project work.
  8. Create and track punch list to completion.
  9. Ensure adherence to all health and safety standards and report any issues.
  10. Complete timecards, expense reports, travel arrangements, etc. and provide on time, as required by administrative staff.
Project Communication
  1. Maintain internal communication with internal and external project stakeholders.
  2. Complete daily updates (Client facing reports).
  3. Participate in all required internal and external meetings per the EE process (e.g., internal and external kick off meetings, de brief meetings, etc.).
  4. Maintain communication with local customer team, including on-site meetings, daily coordination and relationship development.
Subcontractor Relations
  1. Identify subcontractors for specific projects.
  2. Provide subcontractors specific scope of work/responsibilities – lead all bidding activities (including jobs walks, drawing explanations, etc.).
  3. Negotiate with subcontractors.
  4. Prepare necessary subcontractor award documents and onboard with Internal PM.
  5. Ensure the subcontractor is fully executing and complying with his contracted scope of work.
  6. Identify any work out of scope of work and prepare required change orders.
Material and Equipment Procurement
  1. Work with Delivery Leader and Internal PM in procurement.
  2. Coordination or delivery of key materials to projects with Internal PM.
  3. Coordinate logistics of getting all required material to each job site on time and within budget with Internal PM.
  4. Coordinate all new vendors with the Internal PM and Admin Manager to on-board all new vendors.
Project Finances
  1. Assist Development team to put together pricing for proposals.
  2. Prepare cost estimates, analysis and budget for a project.
  3. Request purchase orders prior to subcontractor on-site work.
  4. Provide Accounting accurate and timely costs to complete for monthly financial reports.
  5. Provide required information to Accounting for invoices and billing for individual projects to assure that EE is paid timely in addition to our subcontractors and suppliers.
Construction Standards and Process
  1. Be a champion of the Delivery process. Promote and coach the use of the process for each project and continually implement improvements as needed. Coordinate all changes/improvements to the process with the Internal PM that acts as Process Champion for the company.
  2. Supervise the work of laborers and mechanics and give them guidance when needed.
  3. Perform quality control duties.
Training
  1. Assure all subcontractors and vendors working on your project have an understanding of the technical solution and Enabled Energy’s expectations.
  2. Meet personal training goals in Safety, Technical, and the EE Way.

QUALIFICATIONS:

Required:

  1. Bilingual (English/French)
  2. Reside in or be willing to relocate to Montreal, Quebec
  3. Five (5) years' experience working in MOP intensive, mission critical environments.
  4. Familiarity with Montreal contracting market and local culture.
  5. Excellent knowledge of design and visualization software such as AutoCAD
  6. Advanced MS Office skills
  7. Ability to use telephone, written logs, email, computer, mobile phone devices, digital camera.
  8. Familiarity with quality and health and safety standards
  9. Familiarity with construction/project management software
  10. Strong project management and supervision skills
  11. Team player with decision making and leadership abilities.
  12. Familiarity with rules, regulations, best practices and performance standards
  13. Ability to work with multiple discipline projects.
  14. Oral communication skills for group presentations and participate in meetings.
  15. Write clearly and informatively; edit work for spelling and grammar.
  16. Must be able to read, interpret and follow complex legal documents and contract requirements.
  17. Ability to work quickly and efficiently while maintaining quality.
  18. Ability to calculate figures, costs, prices, gross margin, and total project amounts.
  19. Use of basic hand tools (screwdrivers, wire strippers/cutters, drills, etc.)
  20. Comfortable working with both low voltage and line voltage electrical components safely
  21. HVAC and Mechanical experience a plus
  22. Ability to read and interpret written information including wiring diagrams, blueprints, construction documents, material submittals, cut sheets, etc.

Must be levelheaded and flexible when it comes to participating in a team environment.

Must be willing to cover the site when contractors are on site.

Must have ability to work flexible schedules relative to mission critical project delivery and change schedule demands:

  • Maintenance windows
  • Early mornings
  • Late evenings

Preferred:

  1. PMP or equivalent certification
  2. Proven Procare experience and proficiency
  3. BS/BA in Engineering, Building Science, or Relevant field or equivalent experience
  4. Data Center specific certifications (DCEP, CDCP, etc.)
  5. HVAC and Mechanical experience a plus
  6. Low voltage license or certification
  7. Engineering background
