About the Company:
Working as a key member of the Real Estate Management team, the Operations Manager understands the on-call nature of commercial real estate, overseeing the operations, construction, repairs, and maintenance as well as the management for a specified group of properties in the Mandevco portfolio.
Responsibilities:
- Estimate build-out costs of landlords’ work for prospective tenants in an accurate and timely fashion.
- Act as liaison with suppliers, tenants, city officials and all others necessary to ensure smooth operation of projects.
- Oversee construction of tenant buildouts or improvements per the leases.
- Acts as the first point of contact for emergencies during regular and off hours.
- Prepare the schedule of the landlord’s work for new lease agreements.
- Obtain and negotiate competitive contractor quotes, bids or purchase orders for projects.
- Conduct regular property visits and inspections to ensure appearance and cleanliness are being maintained.
- Participates in the review of expenses and preparation of operational and capital expenditure budgets on an annual basis.
- Oversee the implementation of capital expenditures anticipated in the budgets.
- Maintain an up-to-date account of all ongoing projects.
- Responsible for operational and construction expenses related to insurance claims.
- Assume responsibility for operations content in bi-weekly management meetings by providing updates on ongoing projects and issues.
- Reviews expenses and participates in the preparation of annual budgets.
Qualifications:
Organised, experienced and knowledgeable in the industry, the Operations Manager is an effective bilingual communicator who has a ‘can-do’ attitude and can perform in the fast pace of commercial real estate. They build relationships with tenants, suppliers and contractors ensuring the smooth operation of all projects. Acting as the eyes and ears for upper management, they ensure that excellent tenant/owner relations are established and maintained through personal contact, excellent customer service and a continuous flow of information.

- Participe à l'examen des dépenses et à la préparation des budgets de fonctionnement et de dépenses en capital sur une base annuelle.
- Superviser la mise en œuvre des dépenses en capital prévues dans les budgets.
- Tenir un compte à jour de tous les projets en cours.
- Responsable des dépenses d'exploitation et de construction liées aux réclamations d'assurance.
- Assumer la responsabilité du contenu des opérations lors des réunions de direction bihebdomadaires en fournissant des mises à jour sur les projets et les problèmes en cours.
- Examine les dépenses et participe à la préparation des budgets annuels.
- Contribuer à l'évolution continue du rôle en proposant des suggestions d'efficacité et d'amélioration.
Territoire:
Un groupe de propriétés de notre portefeuille dans la région de Montréal ainsi qui dans la province de Québec et de l'Ontario.
Qualifications:
Organisé, expérimenté et connaissant le secteur, le directeur des opérations est un communicateur bilingue efficace qui a une attitude positive et peut fonctionner dans le rythme rapide de l'immobilier commercial. Ils établissent des relations avec les locataires, les fournisseurs et les entrepreneurs assurant le bon fonctionnement de tous les projets. Agissant comme les yeux et les oreilles de la haute direction, ils veillent à ce que d'excellentes relations locataire/propriétaire soient établies et entretenues grâce à un contact personnel, un excellent service à la clientèle et un flux continu d'informations.
