Our client, a commercial real estate advisory requires a Finance and Research Analyst to join their team on a 14-month contract basis. In this role you will be directly responsible for providing strategic analysis, including financial and market specific requirements, to assist clients in realizing their business goals by fulfilling their real estate objectives. The role will be in-office during the on-boarding and probation period and will evolve to a 4-day in-office role thereafter.


Working with our team of brokers, you’ll create client documents with property information and analysis, along with other client documents required during the sales cycle, including market surveys, executive summaries, tour itineraries, and pitches. Your days will involve handling multiple projects while working, learning and growing in a fast-paced environment.

Success in this role is measured by consistently providing high quality deliverables and excellent customer service in a timely manner.


Responsibilities

  • Actively working with all members of the Brokerage team while collaborating among the Shared Services team to consistently deliver high-quality deliverables and excellent client service
  • Actively working with and learning from the other members of the Finance & Research team and Shared Services team
  • Able to work through client requirements / deliverables including but not limited to:
  • Understanding and identifying key commercial real estate value drivers including specific Landlord motivations and their affect on deal structure, value differentiators of specific locations, the value difference between specific asset heterogeneity, cashflow/funding implications, etc.
  • Thinking holistically to identify and resolve key strategic challenges and delivering against tight deadlines
  • Customized documents requiring in-depth analysis and specific mandates
  • Whitepapers that are tenant centric
  • In-depth customized market surveys and client specific reports
  • Customized demographic analysis based on client needs
  • Support special initiatives and strategic initiatives
  • Managing your workload by confirming priorities and ensuring the timely delivery of high-quality client deliverables while:
  • Managing broker requests and expectations to ensure that all parties are following designated protocol
  • Advising on analysis approach, which documents to use, where to start, etc. as required and assisting on more complex requests
  • Ensuring consistent underwriting methodologies and assumptions
  • Ensuring all are aware of the multiple research tools/services at their disposal
  • Support the creation and development of complex financial models for real estate valuation
  • Consistently achieving the goals identified in the Finance and Research KPI Scorecard
  • Perform asset and market due diligence as well as document lease reviews, focusing on multi-asset types and classes (Office, Retail and Industrial)
  • Participate in the market research and analysis for the Greater Toronto Area’s office market and provide assessment of trends and implications for clients
  • Participate in the preparation of quarterly market reports and market intelligence for presentation materials and strategic real estate summaries
  • Prepare opinion of value reports, utilizing the Direct Comparison and Income Approaches
  • Collect, organize and analyze market and transactional data to support brokers
  • Support the team with workload overflow including property surveys, presentation materials, client reports etc.
  • Actively participate in client facing meetings as required
  • Build the tools and skills necessary to offer in-depth analysis, insights and recommendations, and have the confidence to effectively communicate with high-level management and clients
  • In-depth, innovative, critical thinking and reasoning that gives brokers the trust to consult with the associate on client solutions rather than the regular plug and chug.
