Vancouver British Columbia, British Columbia, Canada The Orion Group Inc. Full time

The Orion Group is delighted to partner with TL Housing Solutions Ltd. (TLHS) in the search for a Director, Development. This pivotal role will lead the development team at TLHS, a distinguished developer and builder specializing in the non-market housing sector.

About TL Housing Solutions Ltd.:

TL Housing Solutions Ltd. (TLHS) is a prominent developer and builder specializing in the non-market housing sector. As part of the Townline Group of Companies, TLHS boasts a robust track record spanning over fifteen years, delivering over 3,300 units across affordable rental, ownership, seniors, and healthcare housing sectors in the Lower Mainland and Vancouver Island. TLHS is committed to fostering a diverse and inclusive workplace, driving innovation, enhancing problem-solving, and creating a vibrant work environment.

Core Values:

  • We’re Down to Earth: Since their very inception, Townline has believed that the most trustworthy people are authentic people. Relatable people. People who know where they come from, no matter how far they go. So whether they’re building a thoughtful collection of rental homes or a luxury high-rise, they keep their feet on the ground, focused on the human stories that happen in the places they build – and the relationships that keep their reputation strong. They reach for the sky. But they always stay down to earth.
  • We Think it Through: In community building, as in life, it’s essential to pause, consider, and think it through. To look at the whole picture. From the smallest detail that makes life run smoother to broad considerations of urban design, they are always curious. They think through every variable. They work toward best solutions. And they work steadfastly toward achieving the most optimal outcomes, for every stakeholder, now and in the future.
  • We Do the Right Thing: It’s relatively easy to work just for the bottom line. Doing what’s right for everyone – that’s more challenging. It’s also a lot more rewarding. Whether it’s creating space for interpersonal connections through social living spaces and programs, or helping to break down barriers by developing inclusive communities, every action is taken with the well-being of the whole community at heart. It’s a part of who they are.

Key Responsibilities:

Project Leadership and Oversight:

  • Oversee all active TLHS development projects across Vancouver Island and the Lower Mainland.
  • Conduct regular site visits and meetings with stakeholders.
  • Collaborate with Townline and TLHS teams to ensure projects meet schedule, budget, and quality objectives.
  • Drive innovation, sustainability, and process improvements within development practices.

Strategic Development and Stakeholder Management:

  • Contribute to TLHS’s corporate strategy with insights and recommendations.
  • Lead project planning, strategy development, scheduling, and budgeting efforts.
  • Foster strong relationships with partners, consultants, community stakeholders, and government authorities.
  • Represent TLHS at industry events and public meetings.

Team Leadership and Management:

  • Manage and mentor a team of four, including two Development Managers and two Development Coordinators.
  • Conduct regular performance reviews and provide constructive feedback.
  • Develop and implement training programs to enhance team skills and knowledge.

Compliance and Industry Expertise:

  • Stay abreast of relevant policies, funding programs, bylaws, regulations, and guidelines.
  • Continue to act as a public relations representative of the company in ways that strengthen their brand and profile.

Candidate Profile:

  • Education: Background in fields such as Commerce, Architecture, Business Administration, Urban Land Economics, Finance, Engineering, or Construction.
  • Experience: 10+ years in real estate development, with a minimum of 5 years in a senior role. Experience with social purpose projects like BC Housing and CMHC is an asset.
  • Technical Skills: Strong computer skills, especially in Excel, and experience using MS Project. Well-versed in acquisitions and project/development financing.
  • Project Management: Strong analytical and decision-making skills, good business acumen, and a proactive problem-solving approach.
  • Interpersonal Skills: Excellent communication and interpersonal skills. Proven success in sustaining strong relationships with stakeholders.
  • Leadership: Effective leader with excellent mentoring, delegation, planning, and leadership skills.
  • Public Relations: Superior public relations skills with a track record of successful stakeholder management.
