Job Description

Your Team

As the Director, Sales, you will be a key member of the Sales & Marketing department and will oversee the fiscal and day-to-day operations of the sales functions within the housing division, ensuring seamless processes and exceptional customer care. You will be responsible for meeting sales goals, profit targets, and customer care objectives in alignment with the division’s business plan. You will also provide mentorship to all Sales Representatives and internal Sales team members.

You will collaborate with internal departments (marketing, construction, design, development, and purchasing) and external partners (consultants) regarding policies, practices and procedures to increase operational efficiencies, and will be the liaison between construction and design to resolve homebuyer issues.

Your Key Deliverables

  1. Accomplish sales-based human resource objectives for on-site and head office team through recruiting, selecting, training, assigning, scheduling, coaching and counseling employees; communicating job expectations; planning, monitoring, appraising, and reviewing job contributions; reviewing compensation actions; enforcing policies and procedures.
  2. Implement all homes sales strategies and processes with proactive solutions to drive business outcomes.
  3. Meet profit objectives by home and community.
  4. Oversee all sales documentation and paperwork related to the business, including completing accurate and timely contracts, closings and commissions paperwork.
  5. Contribute to design and development of new product through interior and exterior analysis and recommendations, including lot sizing, fit and finish, architectural styles and layouts, etc.
  6. Obtain and analyze competitive data of market trends and competition with analysis on how to generate more absorptions at greater profits.
  7. Liaise with the Marketing, Design and Construction department to ensure proper information flow, along with orderly start and delivery of homes to customers.
  8. Work with the Marketing Department to identify marketing opportunities; determine prospective audiences, consumer requirements, market needs, and competitor's strengths and weaknesses; forecast projected business; establish targeted market share.
  9. Routinely visit active and upcoming developments in support of sales activities including team member engagement, construction progress, home deliveries, sales office maintenance and more.
  10. Enhance job knowledge by participating in educational opportunities; reading professional publications; developing personal networks; participating in professional organizations; and maintaining involvement within the Toronto residential homebuilding industries.

Must Haves

  • 10 years’ experience in sales environment, with emphasis on residential sales, sales management and/or real estate related industries.
  • Experience with a CRM.
  • Excellent communication skills, verbal and written.
  • Strong organizational and interpersonal skills.
  • Must be able to deal effectively with confrontational situations and maintain objectivity with team members, public relations, and homeowners.
  • Must be able to multi-task while meeting various deadlines.
  • Proficiency with computer applications, specifically Microsoft Word and Excel.
