Job Description:


The Manager, Property Marketing, reporting directly to the Vice President, Property Marketing and Customer Experience, functions as the marketing business partner to Tricon's Canadian Operations and Asset Management teams, which are focused on leasing up and managing new, lifestyle-focused purpose-built rental supply to the city of Toronto.

Tricon was the first mover to enter Toronto's purpose-built rental apartment sector with scale in 2016, and is today the market leader and most active developer in the marketplace with twelve projects totalling approximately 6,000 new units in operation and under construction.

Our buildings are concentrated in prime downtown Toronto locations, and are defined by design excellence, signature resort-quality amenities, exceptional customer service, and lifestyle programming that fosters connections and builds community.

This position is responsible for implementing marketing programs that maximize qualified traffic and revenue while minimizing turnover and vacancies in our existing and future multi-family residential portfolios across Canada.

The individual will work with various stakeholders to lead the development and implementation of strategic marketing initiatives for the Canadian multi-family portfolio.

This comprises a diverse set of marketing activities, including initial planning, execution, monitoring, optimization, analysis, and reporting.

This role will also be responsible for analysis of competitive benchmark surveys and research, identifying local advertising opportunities, and overseeing all aspects of campaign development and execution.

As the local expert, the Manager, Property Marketing will also help the business understand regional demographics, psychographics, and dynamics.

They will collaborate internally with all departments within the company and with external partners to ensure brand consistency and marketing excellence.

This is a 6 Month Fixed Term Contract.

Essential Duties and Responsibilities:

Marketing & Strategy:

  • Lead campaigns, programs and strategies that generate qualified leads and traffic for the Canadian multifamily portfolio
  • Compile and execute on marketing strategy and media plans for Canadian multifamily, steward creative development at the property level in accordance with brand creative standards, and report on key metrics in line with reporting timelines
  • Gather, analyze, and provide accurate, relevant, and timely information so that agency partners develop the best recommendations and Tricon Residential makes informed and confident decisions
  • Review regularly competitor marketing and advertising programs and understand community performance and marketing opportunities
  • Ideate and mobilize key resident experience and partnership initiatives that create perceived value for our residents, develop synergies and economies of scale between properties and result in potential revenue share opportunities
  • Liaise with the Operations team to assess current and future marketing requirements to drive qualified leasing velocity, provide ongoing support on Resident Experience and Concierge programming, and provide tools to the Leasing team to conduct grassroots initiatives
  • Partner with Revenue Management on creating a cohesive strategy that addresses pricing, concessions, and seasonality trends to optimize revenue and occupancy
  • Develop and manage multiple project timelines that are created in partnership between the Development, Operations/Asset Management and Marketing teams
  • Manage the development and maintenance of all propertylevel marketing assets including professional real estate photography, 360/virtual tours, community site plans, and branded floor plans
  • Collaborate closely with the Digital Marketing team to ensure that web and social presence aligns with the strategy and business needs of each property
