About the Role

Forge Recruitment is pleased to partner with a Regional Downtown Vancouver law firm to find the next Commecial Real Estate Paralegal to join the team

Your Responsibilities
  • Compile paperwork for transactions involving the purchase, sale, financing, and development of commercial properties, as well as land development projects. This includes the preparation of acquisition loan documents, construction financing agreements, and deposit insurance security documents.
  • Create and maintain schedules detailing important transaction dates and conduct thorough due diligence searches on property titles and related matters.
  • Draft legal documents such as statutory rights of way, covenants, and easements.
  • Review and handle purchase and sale agreements, deposits, and disbursements.
  • Generate internal documentation related to trust transactions.
  • Facilitate mortgage discharges and provide necessary details to the buyer's legal representatives.
  • Prepare and finalize correspondence, ensuring post-closing obligations are met within specified timelines.
  • Liaise with various stakeholders including vendors, buyers, financial institutions, clients, legal professionals, brokers, and others.
  • Participate in client meetings, engage in direct communication via phone and email, and oversee the execution of legal documents.
  • Provide additional administrative support as needed in collaboration with existing administrative staff.

What You Bring
  • Minimum of three years of paralegal experience encompassing all aspects of commercial real estate transactions.
  • Experience in banking and lending transactions is advantageous.
  • Proficient in document production using MS Word, Excel, Adobe, and adept at preparing electronic Land Title forms.
  • Thorough understanding of registration requirements at the BC Land Title Office and proficiency in e-filing, including coordinating electronic submissions.
  • Familiarity with various relevant databases such as BC Online, LTSA, and municipal tax search platforms.
  • Exceptional communication skills, with the ability to convey information in a professional and courteous manner within a fast-paced environment.
  • Basic understanding of corporate and partnership legal matters is desirable, along with familiarity with municipal processes in British Columbia.
  • Possession of a certificate or diploma from an accredited paralegal program is considered an asset.
