Job Summary

Farris LLP is seeking a highly skilled Commercial Real Estate Paralegal to join our team. As a key member of our real estate group, you will be responsible for assisting in all aspects of our busy practice, including drafting, reviewing, and analyzing commercial contracts, conducting title and due diligence searches, and managing commercial real estate closings.

Key Responsibilities

  • Administer files from start to finish, ensuring seamless execution of transactions.
  • Prepare and review documents related to commercial property acquisitions, sales, financing, and land development, including loan and security documents.
  • Conduct thorough title and off-title due diligence searches, identifying potential issues and risks.
  • Draft and review statutory rights of way, covenants, and easements, ensuring compliance with relevant laws and regulations.
  • Review and process purchase and sales agreements, deposits, and payouts, ensuring accuracy and timeliness.
  • Prepare and finalize reporting letters, diarizing key post-closing dates and tasks.
  • Communicate effectively with vendors, purchasers, financial institutions, clients, lawyers, brokers, and other stakeholders.
  • Participate in client interviews, engage in direct phone and email communications, and attend to document execution by clients.
  • Provide administrative support as required, working closely with existing administrative assistants.

Requirements

  • A minimum of three years of paralegal experience in commercial real estate transactions.
  • Experience with banking and lending transactions is an asset.
  • Strong document production skills and proficiency in MS Word, Excel, Adobe, and Land Title electronic forms.
  • Strong understanding of BC Land Title Office registration requirements and e-filing capabilities.
  • Working knowledge of various applicable databases, including BC Online, LTSA, and municipal tax searches.
  • Excellent communication and organizational skills, with the ability to handle multiple assignments and prioritize tasks effectively.
  • A team player with the ability to work independently and take initiative.
  • Familiarity with basic corporate and partnership legal matters and working with various municipalities in British Columbia is an asset.

The typical salary range for this position is $80,000 – $90,000 annually, with base pay determined by location and job-related knowledge, skills, experience, and internal and market equity.
