Facilities Maintenance Technician
Duties and Responsibilities

  • Inspect and maintain all commercial and retail properties owned by the Employer.
  • Report all deficiencies, maintenance requirements, vandalism, hazards, and supply inventory requirements to the Employer for each property.
  • Perform a variety of construction activities including but not limited to painting, caulking, tiling or re-tiling, installation of hardwood flooring, installation of stairs, trim, millwork, plumbing, electrical, repairs to trim work and drywall, application of sealants and coatings, application of cleaning solutions, installation and/or repair of door hardware, etc.
  • Complete and supervise preventative maintenance on equipment and machinery owned by the Employer such as but not limited to HVAC, plumbing, irrigation system equipment, life safety systems, etc.
  • General groundskeeping including the maintenance of individual on-site waste disposal receptacles.
  • Remove all waste and debris from property, including but not limited to litter, cigarette butts, flyers, etc.
  • Properly dispose of hazardous waste (cleaning solutions, sealants, etc.) as required.
  • Ensure all exterior windows are washed every month if required.
  • Power wash common areas as required to maintain a first-class appearance.
  • Clean common area corridors and service corridors.
  • Remove and dispose of sand, gravel, salt and debris accumulated during winter months, and from snow removal activities.
  • Initiate irrigation system in spring and closeout/shut off in winter.
  • Supplement snow clearing activities as provided by the primary snow maintenance Contractor, including sanding, salting, clearing snow from sidewalks and walkways, clear piled snow away from fire hydrants, etc.
  • Lubricate, clean, and repair machinery, equipment, and tools, as required.
  • Perform minor electrical duties (changing light bulbs, replacing switches, installing light fixtures, etc.).
  • Perform minor plumbing repairs and troubleshoot malfunctioning plumbing equipment.
  • Patch damaged and missing asphalt, concrete, and interlocks.
  • Paint railings, signs, gas lines, and other items, as required.
  • Perform sign installations such as posthole drilling and other signs in the property, as required.
  • Responsible for notifying the property management team of any unusual occurrences and/or damage that may have taken place at a property.
  • Address all maintenance service requests as assigned
  • Supervise monthly and annual life safety inspections.
  • Load and deliver materials and supplies.
  • Supervise and/or provide access to trade personnel for repairs.
  • Respond to customer service requests and follow up with tenants to ensure satisfaction.
  • Communicate with tenants professionally and courteously.
  • Maintain a daily service log and record daily activities organized by property.
  • 24-hour response to emergencies to mitigate property and/or building system damage.
  • Complete health and safety training as required by the Employer.
  • Other duties as may arise from time to time and as may be assigned by the Employer.

Required Skills
  • Minimum 5 years’ experience in residential/commercial property maintenance.
  • Knowledge of and demonstrated proficiency in multiple trades’ functions including drywall repairs, painting, caulking, etc. Basic knowledge of plumbing, electrical and mechanical systems.
  • Knowledge of machines and tools, including their design, uses, repair, and maintenance.
  • Strong understanding of the English language.
  • Ability to coordinate several simultaneous tasks while maintaining a positive attitude and flexible work style.
  • Self-motivated with the ability to work well independently.
  • Punctual, reliable, and excellent work ethic.
  • Must have a valid driver’s license with excellent driving record.

Salary: $65-75K per year plus health benefits
