The Director, Property Management is integral to the investing strategy of the organization. You are an experienced and dynamic leader overseeing the operational and financial performance of our diverse portfolio of office, retail and industrial properties. You will develop and manage a high-performance team responsible for existing building operations including brand management, leasing and facility management. In addition, you will be involved in the acquisition and disposition of properties, contributing to the growth and strategic objectives of the organization. As a key member of our senior management team, you will help optimize and support the infrastructure (finance, risk, legal, technology, operations and people) to elevate our real estate operations.

You possess expertise in commercial building operations and a desire to learn and implement new technologies and tools.

BRAND MANAGEMENT
Develop and maintain a positive brand image for the commercial properties aligned with leasing and community engagement efforts.
Engage with the local community to enhance our properties’ profile in the community to support leasing and broader real estate strategies.
Help support a positive corporate culture and brand to attract and retain high performing talent and vendor relationships.

LEASING MANAGEMENT
Develop and execute leasing strategies to maximize occupancy and rental income.
Collaborate with leasing agents and brokers to market available spaces.
Assist with negotiation of lease agreements, renewals, and expansions with existing tenants.
Administer leases and manage landlord obligations and tenant relationships.

FACILITY MANAGEMENT
Responsible for maintaining the physical infrastructure and operation of our real estate assets.
Build and manage property-specific programmed maintenance schedules to ensure long-term asset protection.
Identify best-in-class vendors, negotiate their contracts, onboard and oversee their work while minimizing down-time and cost.
Develop and manage a team of internal building managers and external consultants and vendors to optimize day-to-day facility operations.
FINANCIAL MANAGEMENT
Maximize financial performance of the real estate portfolio while mitigating risk.
Work with the finance and accounting team to develop the necessary financial reporting and analysis to support real estate operations.
Develop and monitor property budgets and analyze financial performance, ensuring financial objectives are met.
Assist with property level financing and overall portfolio leverage.
Assist with real estate acquisition, disposition and development projects.

Work closely with ARON’s senior management team to optimize the family office infrastructure to support real estate operations:
People Management: Supervise and mentor property management teams, fostering a positive work environment.
Operations Management: Develop, document and maintain operational processes to enhance tenant satisfaction, financial performance and efficiency.
Technology Management: Implement and oversee technology solutions to improve property management processes.
Risk Management: Identify and mitigate potential risks associated with property operations and investments. Legal Management: Collaborate with our legal advisors on leasing and other property transactions. Ensure compliance with local regulations.

Bachelor’s degree in real estate, finance, business, or related field. Proven experience in commercial property management, with a focus on building operations, leasing, and financial management.
Knowledge of legal and regulatory aspects of real estate operations.
