The Position
We seek a highly organized and motivated Development Manager to lead a diverse portfolio of commercial, industrial, and mixed-use development opportunities. This person will thrive on the challenges of complex sites, navigating planning approvals, and structuring land deals and partnerships. They will possess strong technical skills, financial expertise, and the finesse necessary to achieve complex goals while fostering positive relationships with their team and stakeholders.
Key Responsibilities
·Oversee project lifecycles, including approvals (OPA, rezoning, site plan), design, permitting, construction, and budget control, ensuring adherence to timelines and business goals.
·Directly lead multi-disciplinary consultant teams and joint venture partner project teams to secure favourable municipal approvals (official plan amendments, re-zonings, site plan applications, etc.), enabling timely construction starts.
·Proactively collaborate with internal departments to identify and address potential challenges or opportunities impacting planning, budget, schedule, or relationships.
·Mentor, lead and direct the work of development analyst/coordinator, ensuring both the quality of their work as well as their on-going engagement and professional growth.
·Manage joint venture relationships with strong communication, including preparing accurate reports, timely delivery of materials, and facilitating partnership meetings.
·Prepare and manage schedules, budgets, cash flows, and other financial reporting (including packages to joint venture partners) employing project pro forma as a living day-to-day project management and decision-making tool.
·Foster strong relationships with municipal and community stakeholders, internal teams, and external partners (consultants, contractors, agencies, builders) to advance development goals and creatively identify "win-win" solutions.
·Provide input into acquisition opportunities, including local policy/approval context, consultant team engagement, and peer review of acquisition recommendations.
·Participate regularly in industry organizations and events, both to remain current on trends as well as to help develop Perimeter’s industry urban brand presence.
·Collaborate on acquisitions-related budgeting, forecasting, and capital raising efforts.
Additional Duties
·Continually monitor and review internal reporting processes and procedures and recommend changes where appropriate to improve internal controls and/or efficiencies.
·Ensure technology and system generated reporting is being fully utilized.
·Other duties as assigned from time to time.
Qualifications
·Post-secondary or Master’s degree in Finance, Real Estate/Business, Planning or Engineering.
·Minimum 5 years of relevant experience in real estate development, with exposure to the full project lifecycle.
·Advanced working knowledge of MS Office, including Excel, MS Project and Procore.
·Working knowledge of real estate / property management software and exposure to Yardi Voyager software is considered an asset.
·Valid Driver’s Licence required and access to a vehicle.
