About Housing Squamish:

Born out of a partnership with the District of Squamish, the Squamish Community Housing Society, also known as Housing Squamish, is a new hub for housing in the Squamish community. Housing Squamish is entirely dedicated to building partnerships, securing funding, coordinating and leveraging resources and supporting existing housing operators so that together we can increase housing options for everyone in Squamish. We collaborate with the District of Squamish, local non-profit housing and social service agencies, the Squamish First Nation, other orders of government, and the community at large to deliver on our mission.

As a new and growing organization, we are committed to cultivating a culture of transparency, accountability, and learning, all within a dynamic start-up environment. We have an ambitious plan for the next three years, focused on bringing housing to our community, coordinating and improving affordable housing delivery, engaging, educating and advocating for housing, and embodying reconciliation, equity and good governance.

With initial projects set to go into occupancy in 2024 and additional projects currently in the pipeline, we are poised to grow both as a team and in our community impact over the next year. We are currently hiring for two positions - Manager of Housing Operations and Manager of Society Operations.

Position Overview:

Reporting to and working closely with 3rd party property managers and other key stakeholders, the Manager of Housing Operations’ equally key responsibilities are ensuring the organization’s housing properties are operating effectively and efficiently by implementing and maintaining processes and systems relating to effective property management (budgeting, capital planning, policies, processes) and engaging with tenants in a consistent, transparent manner to develop and maintain a sense of community and inclusivity for each of our projects.

The successful candidate will demonstrate a strong alignment with Housing Squamish’s values and will develop a strong understanding of our mandate and core activities.

Primary Responsibilities:

Property Related

● Selects and oversees 3rd party property managers, provides guidance and instruction as required.

● Reviews financial reports (including budgets), authorizes purchases and repairs in accordance with capital plans and with Housing Squamish policies and budgets. Liaises with Housing Squamish’s bookkeeper as needed. Completes funder reports as required. Sets initial rents and determines rent increases in accord with any and all internal, external, and funder policies.

● On-site inspections and active problem-solving when and if required.

● Capital planning and risk analysis for Housing Squamish properties

Tenant Related

● Develops, manages, and refines tenant selection criteria in accord with funder and other requirements.

● Ensures tenant selection process is conducted in a transparent, efficient manner. Communicates directly with applicants regarding the status of their applications. Conducts initial income testing and annual income reviews (if required and for which training will be provided).

● Selects and manages tenants in accord with Housing Squamish policies and processes, including conducting income and employment testing as needed.

● Works closely with tenants to develop a sense of community in accord with best practices.

Other

● Plays a central role in advancing the process of implementing Housing Squamish’s strategic plan as it relates to tenants and properties in operation, including working with the Executive Director to ensure that resources and plans are in place to achieve established goals, and to ensure that progress is tracked and reported periodically to the Board.

● Supports the Executive Director to ensure that the organization’s tenant selection and management policies are effective. Prepares and delivers regular reports to the Executive Director, the Board, and its Committees as requested.

● Supports the Executive Director in preparation of operational budget and other funder requirements for acquisitions and development projects.

● Manages and updates internal/operational policies and procedures relating to property operations.

● Undertakes other projects and duties as required to improve Housing Squamish’s management of tenants and properties.

Qualities & Qualifications

● Personable, communicative, unflappable, and kind with a strong aptitude for numbers, budgets, and exceptional Excel skills.

● Accountable with a high level of self-awareness, professionalism, and confidentiality.

● Previous experience working for a non-profit housing organization and/or in property management is an asset.

Compensation

We are offering an annual salary within the range of $85-90K pro-rated to 15-20 hours per week, commensurate with experience – and with anticipated room to grow into a full-time position. Our competitive benefits package includes extended health and dental plan for the employee, spouse and dependents, three weeks’ annual vacation plus an additional week between Christmas and New Years’, and a generous sick leave policy. Our workplace environment includes the possibility for flexible work arrangements. We offer a hybrid work environment, with most of the time spent working from home.
