SUMMARY 

The Senior Sustainability Manager is responsible for identifying Green House Gas (GHG) reduction project opportunities, leading solution development, and coordinating programs during initiation and implementation of Sustainability projects. The candidate will work closely with Facility Managers, Energy Engineer, Sustainability team, Project Specialists, Consultants, and the Client. The role requires a person with passion and experience in real estate sustainability. The preferred candidate will be a combination of influencer, advisor and facilitator of corporate sustainability actions within Corporate Real Estate (CRE) practices. This role will include activities across the CRE portfolio, which includes extensive portfolio of Retail and Corporate spaces, across Canada. The candidate will require technical expertise in the following areas: 

  • Identifying carbon reduction projects 
  • GHG emissions, Carbon tax and Energy usage analytics 
  • Equipment lifecycle analysis and Carbon footprint analysis 
  • Project coordination and stakeholder engagement 
  • Understanding deep carbon retro fit audits 
  • Ability to manage programs from concept inception to implementation

KEY DUTIES & RESPONSIBILITIES 

Sustainability Activities

  • In conjunction with operations team (Facility Managers, Maintenance Supervisors, etc.) and through benchmarking analyses, identify.
  • and prioritize buildings requiring carbon reduction audits.
  • Conduct analysis of utility and meter data, combined with site assessment to determine potential sites suitable for carbon reduction 
  • opportunities.
  • Develops deep carbon retrofit audit scope of work, as well as re-commissioning and carbon neutral study scopes of work.
  • Directs consultants throughout decarbonization audits to develop carbon reduction capital projects.
  • Directs consultants and contractors throughout the feasibility study, design development, tendering, construction, and commissioning 
  • phases of carbon reduction retrofit projects.
  • Be the subject matter expert on technology involved in reducing carbon emissions including heat pumps, solar water heating systems 
  • and other innovative technology that will help reduce emissions in real estate office buildings. 
  • Supports the project management team in the delivery of projects that have an impact on carbon consumption and reduction.
  • Able to understand life cycle cost analysis and develop carbon reduction projects for annual capital Net-Zero funding requirement. 
  • Understand the business operations and engage with facility management team members for identifying areas of opportunity.
  • Manage development and integration of Sustainable Standards for Building Design, Environmental Management Systems, Waste 
  • Management and Circularity in business practices for the client’s Corporate Real Estate group. 
  • Be able to conduct thorough assessments to analyze and track corporate real estate carbon footprint across various activities and operations.
  • Develop the annual Sustainability plan based on Carbon reduction requirements.
  • Have updated knowledge on environmental regulations, standards, and industry trends related to carbon emissions and sustainability.
  • Engage with internal and external stakeholders, including employees, suppliers, customers, and community partners, to promote
  • awareness of sustainability initiatives and foster collaboration.
  • Work with the team to ensure compliance with all applicable legislation and fulfillment of environmental, health and safety requirements.

Reporting

  • Be the subject matter expert on Corporate Sustainability, ESG commitments and reporting.
  • Collaborate with different stakeholders including communications team, corporate sustainability office, different business units for progress reporting as required.
  • Support delivering sustainability reporting used to meet KPI’s and contract deliverables.
  • Generate professional reports for sustainability assessments.
  • Support client sustainability initiative\objectives and support action plans to increase customer satisfaction.
  • Assist in development of ESG metrics, data, and reporting.
  • Understand carbon accounting methodologies, greenhouse gas emissions, and sustainability frameworks (e.g., GHG Protocol, CDP).
  • Supports resources and schedule the delivery of internal and external sustainability reports.
  • Supports the Client Facing Teams with their energy reporting needs.

Stakeholder Engagement

  • Coordinate with different business units outside of CRE to gather projects, assess projects and analyze justification to prioritize projects.
  • Operationalize the Sustainability carbon reduction projects for the real estate portfolio.
  • Engage and educate the facility management team to be able to identify opportunities and capital projects that will help reduce the carbon emissions. 
  • Support delivering sustainability reporting used to meet KPI’s and contract deliverables.
  • Engage with external vendors to find new and innovative technology that can be taken forward to the client for implementation.

Design and Produce Sustainability Metrics

  • Interprets and translates implications of global GHG standards and targets into strategic information processes and actionable facility management metrics.
  • Designs and develops technical requirements for GHG reporting and analysis.
  • Guides development of new and enhanced value-added sustainability and GHG offerings to the facility management marketplace.

Sustainability Planning

  • Able to do sustainability planning using different scenarios for GHG reduction including looking at the current business as usual scenario.
  • Experience with understanding Building Management Systems will be useful. 
  • Experience with data interpretation and analysis at minimum using EXCEL or other specialized software.
  • Understand financial modelling to develop ROI and cashflow of sustainability projects.

Training/ Expertise

  • Coordinate training/awareness initiatives for staff on relevant sustainability topics.

KNOWLEDGE & SKILLS

  • Minimum 5 years’ experience in sustainability in a related field such as architecture, engineering, construction, building operations and management in Canada/US or North America with strong experience in developing carbon reduction projects.
  • A bachelor’s or master’s degree in engineering, environmental studies, architecture, or other related discipline.
  • Project Management experience related to the development and implementation of carbon reduction programs. 
  • Experience in conducting Measurement and Verification per IPMVP for an asset or deployment of new technology.
  • Sound knowledge of economic analysis tools (Life-cycle cost analysis, ROI, NPV, payback).
  • High level understanding of Greenhouse Gas quantification and Science-Based Targets.
  • Knowledge in LEED, WELL, BOMA BEST, and other sustainability metrics.
  • Excellent verbal and written communication skills; ability to work with people across multi-disciplines to ensure program adoption and 
  • implementation.
  • Excellent organizational and planning skills.
  • Detail-oriented, professional and approachable. 
  • Proficiency in report writing and in using MS Office applications (Excel, Word, PowerPoint and Access).
  • Strong background in building operations, GHG emitting equipment and optimization.
  • Ability to manage programs from concept inception to implementation.
  • Strong written, oral, and presentation skills.
  • Knowledge of facility management services would be beneficial.
  • Some knowledge of environmental compliance as well as, health and safety.

Licenses and/or Professional Accreditation

CEM or LEED accreditation would be an asset.
