Job Title: Project Manager - Real EstateCompany: Intercity Realty Inc.Location: VaughanJob Type: Full-timeOverview:Intercity Realty Inc. is seeking a skilled Project Manager with a strong background in real estate to oversee various aspects of our projects. The ideal candidate will possess proficient skills in Microsoft Excel and have a minimum of 2 years of experience in the real estate industry.Responsibilities:Consulting and Recommendations (Pre-launch):- Provide recommendations for Sales Office and Model Suite design- Analyze suite mix including square footage and bed types- Conduct Siting Analysis and Amenity Recommendations- Offer guidance on Features & Finishes and floorplan/suite layouts- Develop Marketing Campaign Strategy and assist in Project Branding- Manage Broker Portal and liaise with ad agency for asset updatesPricing & Budgets:- Create Pricing Grids/Sales Matrix and Revenue Projections- Implement Tiered Sales Programs and Co-op Budgets- Allocate Promo/Incentive Budgets effectivelyAdministrative:- Review Legals/APS/Amendments/Condo Docs- Prepare Price Lists, Incentive Sheets, Broker Packages, and Sales Procedure documents- Manage Broker Allocations and act as Sales Controller during events- Execute deals and oversee distribution to relevant partiesStaffing:- Conduct training sessions on Sales/Admin/Distribution/Reporting- Manage staff schedules, holidays, and conduct annual staff reviewsCommunication with Builder (Post Launch):- Conduct weekly meetings with the builder to ensure project progress and address any concernsRequirements:- Proficiency in Microsoft Excel- Minimum of 2 years of experience in the real estate industry- Strong organizational and communication skills- Ability to multitask and work in a fast-paced environmentHow to Apply:Interested candidates should submit their resume and cover letter to lisab@intercityrealty.com with the subject line "Project Manager Application - Real Estate."Intercity Realty Inc. is an equal opportunity employer.
