Primaris REIT is currently hiring a dedicated and enthusiastic Retail Lease Specialist to join our team at our Head Office in Toronto, ON. As the Retail Lease Specialist, your primary responsibility is to provide exceptional customer service to all clients (both internal and external) with respect to the lease interpretation of CAM, Tax and other additional tenant recovery calculations.

  • Review binding legal documentation and input critical date and financial information into Yardi
  • Review CAM, Tax and other tenant recovery calculations in accordance with lease requirements, departmental processes, and timelines
  • Play an integral part in the annual budget process, year-end accruals, annual pre-bills, year-end billings, quarterly forecast process, CAM/Tax/HVAC analysis
  • Set up calculation templates for recoverable charges, in accordance with new/renewals & amendments of leases
  • Analyze and make recommendations on Landlord’s position for national tenant disputes
  • Support the Accounting department by reconciling & providing denominator calculations for PSF rate calculations
  • Support Development & Leasing teams in reviewing changes in the GLA and the impact on PSF rates
  • Review all leasing transactions for CAM/Tax recovery methodology/calculation and provide advice on how specific deals impact the property rates/recoveries/landlord shortfall
  • Process percent rent calculations, and advise sites on batches ready for posting
  • Support properties with respect to lease clause interpretation, variance analysis and changes in denominators
  • Assist with set-up of tenant recovery models for newly acquired properties
  • Recommend process improvements and other duties as assigned


Requirements:

To excel in this role, we are looking for candidates who are have a positive attitude, are able to build relationships and detail-oriented. If this opportunity sounds interesting to you, you likely have the following attributes:

  • 3-5 years lease administration experience required, preferably in retail
  • Bachelor’s Degree in Business Administration, Finance, Law or related field
  • Proficiency with ERP system, Yardi preferable
  • Excellent working knowledge of MS Office (Excel, Word)
  • Great customer service and interpersonal skills with the ability to build relationships
  • Independent, reliable and flexible
  • Strong time management skills with the ability to multi-task and meet tight deadlines
