Online Sales Specialist

We are currently seeking a dynamic and dedicated Online Sales Specialist to join our team. This role involves developer direct sales, lead nurturing and management, proper lead follow-up, guiding buyers through the pre-construction sales process, and providing exceptional customer service.


Responsibilities:

  • Proactively contact hot leads generated through marketing efforts and promptly respond to direct inquiries via phone, text, email and live chat.
  • Maintain regular follow-up with leads to keep them engaged throughout the pre-construction home buying process.
  • Assess and qualify leads based on their interest level, buying intent, and timeline, and prioritize follow-ups to optimize conversion rates.
  • Guide investor leads through the developer direct sales process, explaining investment benefits and managing contract and deal closure processes.
  • Maintain detailed records of all interactions with leads for future reference and personalized follow-up.
  • Provide buyers with detailed information about developments, floor plans, pricing, and deposit structures.
  • Complete and submit deal worksheets, ensuring all buyer information is accurately documented.
  • Oversee contract preparation and ensure buyers understand all terms and conditions and that the purchase contract is signed and completed properly.
  • Acquire and maintain extensive knowledge of all Truman projects, including community characteristics, amenities, location benefits, and product offerings.
  • Provide customized advice and education to leads based on their needs and preferences, directing them to the appropriate Truman project or community.
  • Serve as a point of contact for potential customers, providing prompt and detailed responses to inquiries.
  • Collect feedback from leads and purchasers to improve service and address concerns promptly.
  • Utilize CRM systems to manage leads and follow-ups effectively.
  • Respond to live chat inquiries with professionalism and accuracy.
  • Achieve sales targets and adjust strategies based on market trends.
  • Attend weekly sales training meetings to continuously improve sales techniques.

Qualifications:

  • Minimum 1 year of inside sales experience or equivalent sales experience.
  • Experience with a CRM system is highly preferred.
  • Real estate background is highly preferred.
  • Basic understanding of mortgages and the process of purchasing investment properties is preferred.
  • Real estate license NOT REQUIRED.
  • Exceptional interpersonal, written and verbal communication skills.
  • Strong organizational skills and attention to detail.
  • Ability to work independently and as part of a team, managing multiple tasks and sales targets.
