SUMMARY OF THE ROLE

Reporting to the VP of Leasing, the Director is responsible for supporting Royop's Development leasing initiatives for its commercial portfolio including retail and development.

WHAT YOU'LL DO:

Planning and Strategy

  • Proactively drive overall strategy and activities of the Royop Development portfolio to meet and exceed established targets and objectives.
  • Monitor market activity and trends to maintain an ongoing knowledge of the commercial real estate market with an emphasis on current regional lease rates, occupancy, and future trends.
  • Assist in the strategic positioning of assets with a focus on revenue growth through collaboration with key internal and external stakeholders.
  • Identify, source and secure new local, regional, and national tenants and work with existing tenants to satisfy expansion/renewal/assignment requirements.

Retail Leasing & Relationship Management

  • Act as point of contact for leasing inquiries and solicit new tenant opportunities with or without a broker.
  • Develop relationships with key brokers who specialize in retail and development leasing.
  • Identify and attract major anchor tenants to enhance the overall retail mix.
  • Negotiate complex lease terms, including rent structures, exclusivity clauses, tenant improvement allowances and more.
  • Ensure anchor tenant agreements support long-term profitability and drive foot traffic.
  • Collaborate with legal teams to finalize lease agreements that align with business objectives.
  • Liaison between tenants, in-house personnel, outside counsel, owners, consultants, and brokers to negotiate, prepare and review LOI's/OTL's, leases and related documents including but not limited to, amendments, renewals, extensions, licenses, terminations, assignments, subleases, lessor consents, rights of first offer and rights of first refusal notices.
  • Demonstrate a solid ability to independently coordinate, negotiate, and track first and subsequent lease drafts from LOI through to execution, including relevant supporting financial analysis (i.e. NERs, etc).
  • Oversee the advertising of vacancies and assist in the marketing of Royop's Development properties through various forms of media and promotional materials.
  • Monitor and assist in reporting leasing activity, vacancy status, and prepare recommendations for senior management, investors, and owners regarding lease transactions.
  • Support and assist in the procurement of information for meetings, presentations, sales packages, offer materials, and any other related relevant documents.
  • Work with other Royop departments as required on tenant coordination and management including but not limited to, construction, signage, arrears, sub-lets etc.
  • Assist Development in the budgeting process with revenue and lease cost assumptions, and other departmental reports as required.
  • Collaborate and consult internally to build effective relationships across portfolios.

WHAT YOU'LL HAVE:

Technical Skills & Experience:

  • Minimum of 10 - 12 years of experience in the commercial real estate industry.
  • Undergraduate degree, preferably in business or real estate.
  • A valid license with the Real Estate Council of Alberta (RECA) will be required.
  • Valid driver's license is mandatory.
  • Advanced skills in Microsoft Excel and Word, Outlook, Yardi and Power Point.
  • Excellent oral and written communication and presentation skills.
  • Strong negotiation, conflict resolution and creative thinking skills.

JOB LOCATION AND CONDITIONS:

  • Working out of our Calgary head office in the beltline, during regular business hours from 8:30 a.m. to 4:30 p.m.
  • Flexible hours are available depending on workload and deliverables.
  • Some out of town or offsite travel may be required from time to time.
  • This job requires the individual hired to maintain the ability to work from a remote location during pandemic related situations by having access to a proper working computer and a secure and strong internet connection. Royop will provide the means to log onto our work systems.
