Our work assesses Squamish Nation lands and creates development plans that meet the Nation’s social, environmental, cultural, economic, and political goals. Nch’ḵay̓ was established in 2018 as the economic development arm of the Sḵwx̱wú7mesh Úxwumixw, Squamish Nation. Our mandate is to develop, manage, and own the active businesses of the Nation, and allow for the separation of business and politics within the Squamish Nation.


JOINING OUR TEAM

The Development Coordinator is a Permanent Full-Time position based at Nch’ḵaỷ’s Head Office. Our Head Office is in West Vancouver, BC on the traditional, ancestral, and unceded territory of the Sḵw̱xwú7mesh (Squamish) Nation and its people. The Opportunity

To effectively meet project demand Nch’ḵaỷ seeks an enthusiastic Development Coordinator for its team. Directly working with the EVP of Real Estate and Development, the Coordinator will actively support the team delivering a diverse portfolio of multi-family residential projects from inception through to final occupancy. Specifically, the Coordinator will support, and the project leads while continuously collaborating with colleagues in Finance, Operations, Business Development, Marketing, Communications, Planning, Leasing & Property Management, and Acquisitions.

The Development Coordinator plays a key role in supporting the teams with organizing large complex land development projects. Including project coordination of a diverse range of projects on First Nation lands, including residential, mixed-use projects, commercial, and industrial product types.


Scope of the Position

The Development Coordinator works in conjunction with the Development Manager, Directors, and Executives on multiple projects at various stages of real estate development. Assisting the team in researching, reporting, and analyzing potential development opportunities. The coordinator will request information, assist with permits, and monitor the application progress as required for ongoing development projects.


A. Duties, Responsibilities, Authority, and Accountabilities

a. Development Planning

  • Providing support on various projects and assignments – including coordinating permits, drawing reviews, responding to consultants, and preparing memos, presentations, and analyses.
  • Responsible for software systems input and oversight.
  • Assist in the collecting and reviewing of all materials required for outgoing proposals.
  • Prepare relevant predevelopment work including survey, geotechnical, and environmental.
  • Provide support in the preparation of briefs, project performances, management, and spreadsheets.
  • Ensure the Project leads are aware of any dates for subject removals or deposit payments.
  • Coordinate with the Finance Department to ensure payment to consultants when necessary.
  • Keep track of real estate development costs in all relevant markets.
  • Collect and provide any information required throughout the approval process.
  • Host project meetings, updates and take meeting notes.
  • Communicate with the team on any project risks and provide solutions.
  • Coordinate procurement and construction tasks.
  • Review construction contracts and relevant project agreements.


b. Project Accountability and Responsibility

  • Organize, coordinate, and attend public, Squamish Nation, and Council meetings as needed.
  • Provide administrative assistance to the development team with various projects and assignments.
  • Prepare Market Research reports, financial analysis and feasibly studies.
  • Create and maintain project files and handle project administration tasks like filing, record keeping, and correspondence.
  • Prepare and facilitate requests for proposals as necessary for project-specific tasks.
  • Prepare project updates and reports for Executives, Council and Board.
  • Coordinate with Finance team on invoices, tracking, and processing internal fee requests.
  • Review consultant and contractor proposals and prepare their agreements in collaboration with the Development Manager.
  • Coordinate meetings, prepare agendas and record minutes to distribute to the project team as well as ensure that the information is organized in the project files for the Team.
  • Maintain current knowledge about bylaw changes, development and building regulations, and other government regulations that impact project feasibility.
  • Support requests for proposals and other procurement related tasks.


B. Other

  • Contribute to the development and maintenance of a positive workplace culture.
  • Perform other duties as required.

C. Reporting Responsibilities and Authorities from Supervisor

  • Reports to Development Manager
  • EVP, Real Estate & Development


D. Knowledge, Skills, and Experience

  • 2 - 4 years of project coordination experience within a land development, planning or construction company environment.
  • Bachelor’s degree or diploma, or equivalent experience, in marketing, sales, property development, urban planning, or related field.
  • Knowledge of municipal review and approval process.
  • Good knowledge and understanding of the Real Estate market in Metro Vancouver.
  • Good organizational and time-management skills.
  • Strong team player with solid communication skills.
  • High levels of integrity and ability to handle confidential information.
  • Ability to work independently within established guidelines and procedures and as a member of a team.
  • Willingness to be flexible and adaptable to changing priorities.
  • Ability to set and manage priorities to meet deadlines.
  • Strong people skills and the ability to interact with colleagues and senior management to maintain quality.
  • Proficient in MS Office software (Excel, Word, PowerPoint, and Outlook).
  • Required a valid BC Driver’s License.
  • Experience working with First Nations is an asset.


E. Special Requirements

  • Willing to work additional hours as required.


F. Working Conditions

  • Office work (prolonged sitting, lifting boxes X lbs.).
  • Attendance of public, community, and council meetings outside of normal office hours.
  • Frequent site visits in the North Shore, Squamish Valley, and Sunshine Coast.
