Position Summary

As our Residential Maintenance Manager, you will be the heartbeat of the property, ensuring our building remains a safe, well-maintained haven for our residents and their visitors. Your role is to oversee building maintenance to ensure a safe and well-functioning environment. You will be responsible for conducting miscellaneous repairs, inspections, service requests, scheduled maintenance, and waste management. You will also be managing service providers and inventory to ensure efficient building operation.


Key Responsibilities

  • Process Management: Develop and maintain effective processes for inspections, maintenance schedules, and emergency response plans.
  • Vendor Oversight: Supervise maintenance programs and third-party vendors (janitorial, HVAC, fire safety, landscaping, snow removal, waste collection, etc.).
  • Record Keeping: Keep accurate records of all maintenance activities.
  • Hands-On Maintenance: Be the go-to person for all maintenance needs, from repairs (painting, drywall, minor electrical and plumbing, appliance repairs, doors, and locks) to routine tasks (changing heat pump filters both in public areas and in suites).
  • Service Requests: Administer and complete resident service requests via our portal software.
  • System Inspections: Regularly inspect mechanical systems to ensure they are functioning correctly, and that scheduled maintenance is completed.
  • Unit Preparation: Assist with preparing units for new residents and managing suite turnovers.
  • Grounds Monitoring: Ensure the property is clean and well-maintained, including all common areas and building grounds.
  • Waste Management: Coordinate garbage removal and ensure the garbage chute system operates smoothly.
  • Inventory Management: Maintain and monitor inventory of supplies and equipment.
  • Regulatory Compliance: Follow all regulations related to Fire Safety, Occupational Health and Safety, and Employment Standards Act.
  • Emergency Response: Perform duties under the Fire Safety Plan and be on-call for emergencies during evenings and weekends.
  • Service Standards: Uphold our organization’s service standards and complete any mandatory training required by law.
  • Additional Duties: Perform other duties as assigned.


Qualifications and Requirements


  • Certificate or diploma in maintenance management or a related field.
  • At least 3 years of experience as a maintenance manager or in a similar role, preferably within the hospitality, senior living or residential condominium sector.
  • Relevant professional qualifications are a plus.
  • Strong understanding of HVAC and building systems with mechanical aptitude.
  • Self-starter who thrives in a fast-paced environment and can manage stressful situations.
  • Exceptional customer service and critical thinking skills.
  • Physical ability to meet job requirements (lifting 70 lbs., climbing ladders, etc.).
  • Availability for on-call duties during evenings and weekends.
  • Access to a car and a valid Driver’s license.
  • Adherence to our company dress code/work attire.
