Primary Responsibilities


Common HVAC maintenance duties including but not limited to:


  • Check all bearings for proper operating temperature, sound level, etc.
  • Lubricate fan bearings
  • Check belts and sheaves. Replace/adjust as required
  • Check and tighten all screws, bolts, nuts, and flare nuts
  • Check motor mounts and vibration pads. Replace/adjust as required
  • Check fan flexible duct connections. Replace/adjust as needed
  • Check motor operating condition
  • Inspect electrical connections and contactors
  • Lubricate and adjust associated dampers and linkage
  • Check all fans for quiet efficient operations
  • Inspect for refrigerant leaks, repair as required
  • Check vibration eliminators. Replace/adjust as required
  • Check and clean fan assembly
  • Operate, maintain and troubleshoot cooling systems (chillers, cooling towers, glycol) o Check coupling alignment. Adjust as required
  • Check compressor oil level, acid test and hermetic motors
  • Change oil and refrigerant filter dryers as required
  • Add refrigerant as necessary. Locate and repair leaks
  • Check and clean suction strainers
  • Check compressor crankcase heater operation
  • Inspect electrical connections, contractors, relays and operating safety controls
  • Check and operate compressor unloaders
  • Check operating conditions and adjust as required
  • Check all refrigerant pressure capillary and small bore tubing for vibration and rubbing/chafing. Repeat as required.
  • Check all expansion valves for proper superheat o Review manufacturer’s recommendation for startup
  • Schedule and manage contractors completing services and repairs
  • Required to work plant shut downs
  • Operate, maintain and troubleshoot heating systems (boilers, direct fired units, domestic hot water tanks)
  • Replace belts and filters on all HVACs and exhaust fans
  • Read and interpret blueprint
