Position Overview
With 165 properties spanning over 14 million square feet of leasable space across Canada, we are one of Western Canada’s largest property managers and largest private industrial developers. The Vice President of Leasing will be instrumental in maximizing the performance of our leasing portfolio, attracting prospective tenants, and retaining existing ones through exceptional service and relationship-building initiatives. This role involves managing budgets, income levels, and profitability.
Team Leadership and Management
Lead the Leasing team in all areas, including new leasing, lease extensions, tenant relationships/retention, lease assignments, modifications, and broker relations. Provide leadership and coaching to two employees. Review performance and manage team members and situations with fair and consistent behavior.
Portfolio and Financial Management
Monitor and oversee the portfolio’s performance against budget, manage cash flow, and make strategic recommendations on asset capitalization. Analyze market conditions, occupancy trends, and competitive pricing to recommend market rents, renewal rates, and retention programs. Oversee and be responsible for the preparation and distribution of reports such as, lease summary reports, market reports, and expiring lease analyses. Monitor vacancy rates in the company’s portfolio and the general market. Maintain databases for CAM budgets and lease transaction details. Approve purchase orders and invoices within signing authority. Understand development pro forma, annual operating budgets, and lender requirements related to leasing activities.
IPP Acquisitions
Working together with our Acquisitions Team including our President, Industrial, participate in the analysis and underwriting of new IPP acquisition opportunities. Beedie owns and manages assets across the country and in the United States with the portfolio growing every year. This individual will also be looked upon to provide input to ownership on overall acquisition strategy and rationale.
Tenant Relations and Leasing
Liaise with prospective tenants, showcasing available spaces, providing unit size and pricing information, and ensuring spaces are competitively priced and presented. Strengthen relationships with existing tenants through meetings, events, and regular communications. Generate new leasing prospects through constant contact with market tenants and real estate brokers via meetings, luncheons, presentations, mailings, and events. Coordinate tenant improvement requirements with the Property Manager and Tenant Improvement Team, monitoring throughout the construction process.
Legal and Compliance
Collaborate with the Legal team on lease negotiations and compliance issues. Review the status of litigation cases as they apply to assets. Facilitate the preparation and execution of all legal lease documents and propose updates as necessary. Negotiate lease options, amendments, buyouts, and terminations. Working together with the Development Team and the President, Industrial, lead the settlement of Beedie’s large format build to suit leases. As these transactions are typically well in excess of $100M in total value (per lease) there is a high degree of sophistication, experience and negotiating skills that will be expected and required in order to successfully lead these efforts on behalf of Beedie.
Marketing and Broker Relations
Oversee and be responsible for the creation of marketing materials for distribution to Real Estate Brokers. Oversee marketing efforts for available spaces. Work with the Marketing team to develop appropriate leasing marketing materials. Evaluate the need for Brokers, negotiate listing agreements, and manage their performance.
Administrative and Operational Support
Prepare market review analysis and lease term proposals. Prepare proposals, offers to lease, lease agreements, and other documents for existing and prospective tenants. Coordinate with property managers to complete maintenance and repairs enhancing marketability. Oversee management of Yardi systems related to the Leasing team. Maximize conventions for prospecting and closing deals. Collaborate with the internal team to prepare lease briefs for approval.

10 years or more of senior level leadership experience within leasing Bachelor Degree or equivalent work experience required Yardi (Deal Manager, Voyager 7S) Exceptional contacts within the commercial industry and brokerage community Understand industrial construction methodology and processes Excellent interpersonal and relationship building skill Strong leadership and supervisory skills Ability to understand market-driven specifics in terms of demographics Excellent negotiation skills to close lease transactions Excellent verbal and written communication skills Good problem solving and analytical skills-
