The Opportunity:
The Real Estate Asset Management Department is hiring a Bilingual National Manager, Property Management. The role reports to the Senior National Asset Manager. The successful candidate will partner with Asset Managers, Franchising, Finance and Accounting, Construction, Field Service and with Owner/Operators and be accountable for leading the national Property Management Team.

Key customers include: Regional and National Leadership, Legal, Owner Operators, McOpCo (Corporate Owned) and Regional Staff.

Job Responsibilities:

  • Have oversight of McDonald’s national real estate portfolio of operating restaurants (~1500 restaurants), Excess Properties and tenant portfolio
  • Lead the Property Management team, including oversight of the Capacity Initiative, national initiatives and other special projects
  • Manage a region to address day-to-day property management issues including liaising with landlords and restaurant owners on matters such as site maintenance, lease concerns and landlord approvals
  • Meet with Property Management team, tenants, vendors, contractors & senior management as needed to review & provide support to resolve escalations, operational challenges & implement new initiatives
  • Lead the strategy for maintenance of Excess Properties and tenant portfolio in first-class condition, including partnering with Shared Services to mitigate tenant arrears and partnering with insurance to ensure Excess Properties are compliant with insurance requirements.
  • Lead the initiatives for systems and automatic workflow to provide vision and support for the build of a workflow app that ensures best-in-class practices are adopted and promote a service excellence culture throughout the organization
  • Lead restaurant closures to manage surrender obligations and ensure compliance with lease obligations
  • Responsible for timely preparation and accuracy of the monthly and quarterly reporting packages for leadership and monitoring, and analyzing overall property performance, forecasting as required and communicating results to leadership.
  • Additional projects and responsibilities, as modified and developed from time to time.

Le poste
Le service de Gestion des actifs de l’immobilier est à la recherche d’un·e directeur·rice national·e, Gestion de la propriété pour son bureau de Toronto. La personne sélectionnée relèvera de la directrice senior de la Gestion de l’actif national. En collaboration avec les directeur·trice·s de la Gestion de l’actif, le service du Franchisage, les services des Finances et de la Comptabilité, la Construction, le Service aux franchisés, cette personne dirigera l’équipe nationale de la Gestion de la propriété.

Les clients clés comprennent : La haute direction régionale et nationale, le Contentieux, les franchisé·e·s, le personnel des restaurants de la compagnie et le personnel régional.

Responsabilités du poste :

  • Prendre en charge l’ensemble du portefeuille immobilier de McDonald's au niveau national, qui comprend près de 1 500 restaurants, ainsi que les propriétés excédentaires et le portefeuille de locataires.
  • Diriger l’équipe de gestion immobilière, incluant la gestion du projet de capacité, des projets nationaux et d’autres projets ponctuels.
  • Gérer une région afin de résoudre les problèmes courants liés à la gestion de la propriété, y compris la liaison avec les locataires et les propriétaires des restaurants pour tout ce qui concerne l'entretien des restaurants, les problèmes de bail et les approbations des propriétaires.
  • Organiser des réunions avec l’équipe de gestion immobilière, les locataires, les fournisseurs, les entrepreneurs et la haute direction, selon les besoins pour discuter, soutenir et gérer les transferts aux échelons supérieurs et les défis d’exploitation et pour mettre en place de nouveaux projets.
  • Mener la stratégie visant à maintenir en parfait état les propriétés excédentaires et à gérer efficacement le portefeuille de locataires, notamment en collaborant avec les Services partagés pour minimiser les retards de paiement des locataires et en travaillant conjointement avec les assurances pour garantir que les propriétés excédentaires respectent les critères d’assurance.
  • Diriger les projets de systèmes et de flux de travail automatisés, afin de fournir des directives et du soutien pour la mise en place d’une application de gestion des flux de travail, qui garantit l’adoption des meilleures pratiques et la promotion d’une culture d’excellence en matière de service au sein de l’organisation.
  • Diriger les fermetures de restaurants afin de gérer les obligations de cession et d’assurer le respect des termes du bail.
  • Être responsable de la production ponctuelle et exacte des rapports mensuels et trimestriels destinés à l’équipe de leadership, ainsi que du suivi et de l’analyse des performances immobilières, de l’établissement de prévisions et de la communication des résultats à la direction.
  • Prendre en main des projets et des responsabilités supplémentaires susceptibles d’évoluer et de se présenter de temps à autre.

Qualifications

The ideal candidate will possess the following skills and qualifications:

  • Bilingual in French and English, role will have oversight of Quebec properties.
  • 7+ years of experience in property management in commercial real estate
  • strong knowledge of leases and strong ability to interpret lease clauses
  • QSR retail leasing experience and/or legal experience in commercial leasing considered an asset.
  • Outstanding written and verbal communication skills.
  • Well-organized, with excellent multi-tasking and prioritizing skills to manage multiple sites at any given time, with tight deadlines - while still maintaining a high level of accuracy and attention to detail.
  • Excellent computer skills and technologically savvy.
  • Ability to work in a fast-paced environment with the ability to adjust quickly to change.
  • Critical thinker and ability to escalate when assistance is needed in a timely manner.
  • Ability to work independently and lead all areas of responsibility, with minimal supervision and to impeccable professional standards.

  • Aptitudes exceptionnelles en communication orale et écrite
  • Bon sens de l'organisation, habiletés à mener plusieurs projets à la fois, aptitudes à établir des priorités pour gérer plusieurs sites en même temps avec des échéanciers très serrés, tout en maintenant un niveau supérieur de rigueur et de minutie.
  • Excellentes compétences et savoir-faire informatiques.
  • Capacité à travailler dans un environnement dynamique et facilité d’adaptation rapide au changement.
  • Esprit critique et capacité à transmettre rapidement un problème à l’échelon supérieur lorsque de l’aide est requise.
  • Capacité à travailler de façon indépendante et à diriger toutes les sphères de responsabilité, avec très peu de supervision et à respecter des normes professionnelles irréprochables.
