Under the direction of the Executive Director, the Maintenance Manager is responsible for the overall management of the state-of-the-art building and surrounding grounds. The role ensures that all maintenance and facility operations are carried out to the highest standards, in accordance with the building and equipment warranty criteria, site policies, and safety standards. As a member of the management team, the Maintenance Manager shall continually seek efficient ways of improving site services and promote a positive and professional culture of safety. The position requires responding to emergency situations, potentially after hours and weekend support, and carrying a cell phone. Typical Duties and Responsibilities Implement, maintain and improve the Preventative Maintenance Program, ensuring that all required checks are executed, promptly logged, and documented. Carry out various building-related duties as required and only call in trades and specialty contractors when essential expertise or trade qualifications are necessary. Manage all trades, sub‑contractors and vendors related to building and grounds maintenance. Ensure Alberta Health Supportive Living and Long Term Care Accommodation Standards are met. Prepare requests and scope of work documents to obtain written quotes for services (e.g., snow removal, salting, sanding, landscaping, irrigation maintenance, painting, window washing, specialized repairs not covered by warranties). Troubleshoot equipment and building systems problems and oversee all breakdown and upgrade repairs involving specialized trades. Supervise all maintenance workers. Perform routine, scheduled and emergency building maintenance duties. Install, relocate, and carry out site servicing on site-specific equipment, and provide training to other maintenance and care staff for lifts, beds, furniture, carts, mounting TVs, etc. Perform and instruct others on basic plumbing issues, basic electrical issues, resetting alarm systems. Responsible for routine changing, maintaining and adjusting HVAC and various site equipment filters, belts, heating and cooling thermostats, and understand and operate the computerized building maintenance systems. Become knowledgeable in the maintenance and safe operation of the facility’s commercial kitchen equipment, including gas appliances, walk-in cooler and freezers, dish washing and sanitizing equipment. #J-18808-Ljbffr
