Role Description

 

We are seeking a full-time High-Rise Sales Manager to join our team at Intercity Realty Inc., Brokerage. As a New Homes Sales Manager, you will be responsible for managing our New Homes Sales Division and building relationships with clients. This is an on-site position located in Vaughan, Ontario, and will require you to work closely with our sales team to achieve sales targets and maintain excellent customer service.

 

Qualifications

  • Bachelor's degree in Business, Marketing, Real Estate, or a related field
  • Minimum of 5 years of experience in sales with a focus on High Rise sales
  • Strong communication, negotiation, and networking skills
  • Demonstrated ability to lead and manage a sales team
  • Proven track record of meeting or exceeding sales targets
  • Excellent interpersonal skills and customer service skills
  • Proficient in Microsoft Office and CRM software
  • A valid real estate license is an asset but not a requirement

 

List of Duties

 

Consulting and Recommendations (Pre-launch)

·      Sales Office and Model Suite design

·      Suite Mix (sq. Ft, bed type, etc.)

·      Siting Analysis

·      Amenity Recommendations

·      Features & Finishes Recommendations

·      Floor plan / suite layouts and design

·      Marketing Campaign Strategy

·      Recommend Starting Price and Price Increase Throughout All Tiers of Sales Program

·      Project Branding and Consult on Creative (Brochure, Eblasts, New Ads, A-frames, etc.)

·      Broker Portal (provide ad agency with all up to date assets and monitor)

 

Pricing & Budgets

·      Create Pricing Grids/Sales Matrix (Pricing/Premiums/Incentives, etc.)

·      Revenue Projections

·      Tiered Sales Programs

·      Co-op Budgets

·      Promo/Incentive Budgets

 

Administrative

·      Reviewing Legals/APS/Amendments/Condo Docs

·      Create Price Lists, Incentive Sheets Broker Packages, Sales Procedure, etc.)

·      Broker Allocations & Sales Controller during events

·      Review and execute deals

·      Distribution (Builder, Lawyer, Accountant etc.)

 

Staffing

·      Training on Sales/Admin/Distribution/Reporting (daily, weekly)

·      Managing Schedules/Holidays, etc

·      Annual Staff Review (sales and admin)

 

Communication with Builder (Post Launch)

·      Weekly Meetings/Reporting

·      Analysis of Weekly Deals, Cancellations, Conversation Ratios

·      New Incentive Recommendations

·      Ongoing Competitive Market Reports

·      Analysis and Summary of Sales Centre Traffic/Leads
