As we expand into new markets including multiplex, Indigenous and affordable housing, and community facilities, we are seeking a Project Designer to lead design innovation and project delivery.

This is a high-impact leadership role, responsible for advancing our design offering, integrating BIM best practices, and overseeing architectural deliverables on complex residential projects. The ideal candidate brings exceptional technical skill, creative vision, and the leadership to guide both internal teams and customer projects.

Role Summary

The single client-facing owner of a custom home project from kickoff through IFC issuance. This role is the design "quarterback," supported by one or more BIM Designers, and hands the client relationship to the Project Manager once construction begins.

Responsibilities

Project Understanding and Concept Design

  • Lead Site + Discovery: commission the site survey and geotechnical / arborist/title/zoning reviews, attend the site visit, and oversee the site and context model.
  • Coordinate the Site Investigation Package for client sign-off. This includes: site analysis, zoning analysis, geotechnical report, topographical survey, environmental, etc. as required.
  • Receive the signed Design Services Agreement (DA) and Project Brief from the Project Advisor (PA) and Lead the client relationship and concept presentation narrative.
  • Lead the schematic design of custom and semi-custom single-family residential projects.
  • Lead Design Development: work closely with our BIM design team to progress the house design, resolve building systems and requirements, and coordinate structural, landscape, mechanical, electrical and interior input into the model.
  • Support and direct overall design intent through Permit Documents and IFC sign-off with assigned BIM Designer and Interior Designer.
  • Research local bylaws, zoning requirements, and applicable building code standards to establish the design restrictions applicable to each project.
  • Produce or direct site study 3D model and plans showing all site constraints and analysis as the basis of the schematic design phase.
  • Direct the development of the digital 3D BIM model in relation to overall design intent.
  • Review all phase milestones and record drawing sets: floor plans, elevations, sections, details, schedules, etc.
  • Oversee presentation‑grade exterior and interior renderings for client concept presentations.
  • Contribute completed designs and renderings to Linwood's model library and marketing channels as directed.

Leadership and Management

  • Take ownership of the client relationship from the Project Advisor at the formal kickoff meeting.
  • Lead the Linwood Design Services team that is assigned to the project(s) they are responsible for.
  • Develop the Project Schedule with the BIM designer and Interior Designer in accordance with the terms of the DA
  • Carry 3-6 active client contracts concurrently, supported by a BIM Designer or team of BIM Designers.
  • Remain available for client‑facing design clarification through construction if required, maintaining continuity established at kickoff.
  • Work with the Quantity Surveying (QS) team to review design impacts on concept pricing and throughout the design phases.
  • Coordinate internally and communicate pricing and scope changes with the client, as the design evolves through all design phases in alignment with the Design Services Agreement (DA).
  • Coordinate the final design and price check before each phase‑gate issue (concept sign‑off, DDA, permit set, IFC) and ensure clear client communication and written sign‑off for each phase.
  • Prepare Change Orders (CO) for client‑requested changes after sign‑off, and ensure the approved change is reflected in the model and issued to the construction team. Receive backup information for change order from BIM Designer and/or Interior Designer to include in the CO.
  • Attend client sales meetings alongside the Project Advisor prior to kickoff handover as required to close the sale.
  • Participate in internal project meetings with Project Advisors, BIM Designers, and construction personnel throughout the project life cycle.
  • Participate in Pre‑Delivery Inspection (PDI) and issue deficiency/punch lists.
