The Estimator will be responsible for preparing accurate and detailed cost estimates for multifamily projects. This includes quantity takeoffs, trade analysis, tender coordination, and working closely with project management, design, and development teams during pre-construction.

This role suits someone who understands the fast-paced nature of multifamily work and can manage multiple concurrent estimates.

Key Responsibilities

Pre-Construction and Estimating

  • Prepare full quantity takeoffs for all major scopes including structural, architectural, civil, mechanical, and electrical.
  • Create detailed estimates for wood-frame or concrete multifamily projects (depending on company type).
  • Review drawings, specifications, addendums, and design details to ensure fully coordinated estimates.
  • Prepare budgets from conceptual, schematic, and construction drawings.
  • Analyze subcontractor and supplier quotes to ensure accuracy and completeness.

Tendering and Procurement

  • Develop tender packages and manage the tender process for all trades.
  • Communicate with subcontractors to clarify scope, gather pricing, and confirm assumptions.
  • Prepare bid comparisons and recommendations for project teams.

Collaboration and Coordination

  • Work closely with the project management and design teams through pre-construction.
  • Provide cost-saving ideas, value engineering options, and constructability feedback.
  • Support budgeting for upcoming developments and land feasibility reviews.

Cost Control and Reporting

  • Maintain cost databases and historical pricing for future project benchmarking.
  • Track market changes, labour and material pricing, and industry trends.

Required Qualifications

  • 3 to 7 years of estimating experience in multifamily residential, wood-frame, concrete, or mixed-use construction.
  • Strong understanding of construction drawings, specifications, and building systems.
  • Proficiency with estimating software such as Bluebeam, OST, or similar tools.
  • Strong knowledge of local subcontractor market and cost trends.
  • Ability to manage multiple estimates and deadlines.
  • High attention to detail and strong analytical skills.

Nice to Have

  • Experience estimating projects over $20M.
  • Knowledge of pro-forma budgeting or development cost analysis.
  • Background working with a general contractor or multifamily developer.
