Position Overview

We are seeking a reliable and hands-on Building Operator to support the daily operation and maintenance of two retail commercial properties located in Burnaby and Abbotsford.

This is a full-time employee position and requires regular on-site presence. The role is operational and execution-focused, suited for someone who is practical, detail-oriented, and comfortable working independently while coordinating with Property Management and external service providers.

This position is not structured as a contractor or project-based role.

Key Responsibilities

Site Inspections & Operations

  • Conduct regular inspections of common areas, parking lots, exterior spaces, and mechanical rooms
  • Monitor base building systems including HVAC units, exhaust/supply fans, lighting, drainage, and sump pumps
  • Identify operational, maintenance, or safety issues and report promptly

Maintenance & Preventative Work

  • Perform minor repairs and routine preventative maintenance
  • Assist with seasonal operations (winter freeze protection, snow readiness, summer cooling checks)

Vendor & Contractor Coordination

  • Provide site access for service vendors and contractors
  • Observe contractor work on-site and report deficiencies or incomplete items
  • Coordinate follow-ups with Property Management

Tenant & Site Support

  • Support tenant-related base building issues
  • Assist with move-in / move-out inspections as required
  • Maintain professional and clear on-site communication

Documentation & Reporting

  • Maintain basic inspection logs and photo documentation
  • Report incidents, damages, and abnormal conditions clearly and in a timely manner

Emergency & After-Hours Support

The Building Operator will assist with urgent building-related issues by attending the site when required to assess conditions, implement temporary safety measures, and report findings to Property Management.

Responsibilities during urgent situations are limited to initial response and site stabilization, including but not limited to shutting off water or power (where safe to do so), placing temporary barriers or warning signage, and documenting conditions through photos and written reports.

The Building Operator is not responsible for diagnosing system failures, performing major repairs, or authorizing corrective work. All repair decisions and contractor engagement will be directed by Property Management.

After-hours attendance may be required on an infrequent basis and will be managed in accordance with company policy.

Qualifications

  • 3+ years of experience as a Building Operator, Maintenance Technician, or similar role
  • Experience with retail plazas or shopping malls preferred
  • Working knowledge of HVAC, electrical, plumbing, and mechanical systems
  • Able to work independently across multiple sites
  • Strong observation, communication, and follow-up skills
  • Valid driver's license and ability to travel between Burnaby and Abbotsford

Employment Type

  • Long-term role with stable working hours
  • This role is not open to independent contractors or subcontracting arrangements

Compensation

Salary: $63,000 – $65,000 per year, commensurate with experience
