POSITION SUMMARY

The Partner, Development at Windmill Development Group, working closely with the President and ELT, is responsible for leading the execution and oversight of all development projects, except those defined as Special Projects, ensuring they align with Windmill's sustainability mission and One Planet Living principles. This includes managing projects from planning through completion with a focus on collaboration, accountability, and adherence to Windmill's ecological, social, and financial standards. Additionally, the Partner, Development is responsible for sourcing new development opportunities primarily in the Toronto market and other strategic markets as agreed by the Executive Leadership Team, identifying sites and project concepts that align with Windmill's strategic vision. This role also involves cultivating a high-performance and accountable project delivery team, collaborating across departments to achieve on-time and successful project outcomes. Ability to source capital partners would also be an asset.  

KEY ACCOUNTABILITIES

  • Project Leadership: Oversee the full development lifecycle, from site acquisition and concept planning through to design, construction, and completion. Ensure that projects meet Windmills standards for sustainability, innovation, and financial performance while fostering a culture of accountability within the project team.

  • Sustainability Integration: Ensure all projects are planned and executed with a strong commitment to One Planet Living principles. Drive initiatives to enhance resource efficiency, reduce carbon footprints, and promote regenerative practices.

  • Sourcing New Opportunities: Actively identify and evaluate new development opportunities primarily in the Toronto market. Conduct feasibility analyses, market assessments, and due diligence to ensure new projects align with Windmill's goals for sustainable and regenerative development.

  • Budget and Financial Management: Collaborate with finance team to develop and manage project budgets, forecasts, and financial strategies. Ensure that projects meet or exceed financial targets while maintaining sustainability commitments.

  • Nurturing Team Culture: Build and lead a high-performing project delivery team by nurturing a culture of accountability, empowerment, and continuous improvement. Set clear expectations for team performance and foster collaboration.
  • Stakeholder Engagement: Engage with stakeholders, including municipal authorities, community groups, investors, and tenants, to foster positive relationships that facilitate project success. Lead efforts to secure approvals, address community concerns, and ensure alignment with stakeholder expectations.

  • Risk Management: Identify potential project risks and develop strategies to mitigate them. Ensure that all projects comply with regulatory requirements, safety standards, and Windmill's internal quality benchmarks.

    2. Carbon Reduction Achievement: Reduction in carbon emissions per project, measured against baseline metrics, with year-over-year improvement goals.

    1. New Development Pipeline: Number and quality of viable new development opportunities sourced in the Toronto and strategic markets, ensuring alignment with Windmill's mission and financial goals.
    2. Opportunity Success Rate: Percentage of sourced opportunities that successfully pass feasibility, market analysis, and due diligence, advancing to the development pipeline.

    1. Budget Adherence: Track variance from budget projections across all projects, with a target to maintain or improve budget accuracy.
    2. Project ROI: Measure return on investment (ROI) for completed projects, focusing on profitability and alignment with Windmill's sustainability and impact objectives.

    1. Team Productivity and Accountability: Track team productivity metrics and achievement of project-specific goals, ensuring a high-performance culture within the project delivery team.

    1. Stakeholder Satisfaction: Measure stakeholder satisfaction through regular feedback from municipal authorities, community groups, investors, and tenants, aiming for a score of 85% or higher.
