The Blueprint

The Director, Operations will oversee and provide strategic leadership to the District Managers responsible for multiple communities within the portfolio aligned to geographical location. This role will ensure operational excellence, superior client service, and consistent alignment with corporate strategy, policies, and standards. The Director will drive accountability, performance, and engagement across the district operations team while building strong relationships with boards, clients, and cross-functional leaders.

Acting as a key member of the Operations leadership team, the Director will champion organizational priorities, lead process improvements, and ensure all communities operate in compliance with service standards, regulatory requirements, and contractual obligations. Through effective leadership, the Director will develop and empower District Managers, fostering a culture of collaboration, professionalism, and continuous improvement.

A Glimpse into Your Daily Activities

Operational Leadership & Performance

  • Provide strategic direction, oversight, and coaching to District Managers to ensure consistent operational delivery across all communities. (excluding Tridel New Communities District Managers)
  • Support District Managers and hold them accountable to deliver results that foster business retention and growth
  • Set performance expectations, monitor KPIs, and ensure accountability for achieving client satisfaction, retention, financial performance, and compliance.
  • Identify portfolio-wide trends, risks, and opportunities, and implement proactive strategies to optimize performance.
  • In partnership with peer regional directors, undertake programs and make investment recommendations to support strategic delivery, focusing on client retention and business growth
  • Champion innovation and continuous improvement initiatives across the Operations team.
  • Represent, promote, and protect the Del Brand in all communities and client interactions.
  • Chair, set the agenda and ensure minutes are taken for Senior Operations Minutes.
  • Organise monthly manager meetings in alignment with the VP, Operations.
  • Oversee the creation and review of Del's proprietary and third-party service contracts as required; Approve Client purchase orders and cheques over $5000 and under $25,000 (excluding Tridel New Communities) ensuring all approvals; Signatures, and protocols are followed; Purchase orders and Cheque requisitions over $25,000 remain with the VP, Operations.
  • Ensure Property Management fundamentals are adhered to across the portfolio, including building inspections, management reports, minutes and occurrence reports.

People Leadership & Development 

  • Lead, mentor, and develop District Managers, ensuring they are equipped to manage, coach, and grow their teams effectively.
  • Drive succession planning and leadership pipeline development for future operational leaders.
  • Promote a positive, inclusive culture that emphasizes accountability, client focus, and professional development.
  • Align team development with corporate People & Culture programs, values, and organizational goals.
  • Oversee the annual performance evaluation process for operational staff (excluding Tridel new community staff) and contribute to the annual budget and salary review process.

Client & Board Relations

  • Provide senior-level support for escalated issues between boards/clients and District Managers, ensuring timely and effective resolutions.
  • Build and maintain trusted relationships with key board members and community representatives.
  • Oversee the delivery of consistent client experiences that align with corporate standards and the organization's People Promise.
  • Accompany and support the VP, Operations, and senior leadership in strategic client engagements and presentations.
  • Maintain knowledge of the Management agreement renewal process and collaborate with the VP, Operations, to strategize and oversee client renewals.
  • Assist the VP, Operations, with escalated board/resident matters beyond the scope of the Condominium Manager and District Manager.

Strategic & Financial Oversight

  • Partner with Finance, VP, Operations, and senior leadership to develop, monitor, and achieve annual budgets and financial goals for operations.
  • Ensure District Managers adhere to cost management guidelines, vendor contract standards, and revenue optimization practices.
  • Analyze portfolio financial performance, identify variances, and implement corrective measures.
  • Approve and monitor financial transactions within delegated authority ensuring compliance with internal protocols

Stakeholder Collaboration & Cross-Functional Alignment

  • Partner with People & Culture, Finance, IT, and other corporate functions to ensure district operations align with company-wide initiatives.
  • Collaborate with Property Managers and other leaders to ensure effective communication and execution of corporate policies and priorities; Work closely with Building systems, Accounting, P&C department, Business transformation and new development teams to ensure alignment.
  • Act as a senior representative of Operations in cross-departmental projects and initiatives.

Compliance & Risk Management

  • Ensure all communities operate in full compliance with regulatory, legislative, and contractual obligations.
  • Oversee health, safety, and risk management practices across the district portfolio.
  • Support District Managers in maintaining accurate and up-to-date operational policies and procedures.
  • Lead incident escalation processes and ensure effective resolution and reporting. Ensure major developments and matters of consequence across the portfolio are reported to VP, Operations at an appropriate time.

The Architect of Your Success

  • Bachelor's degree in Business Administration, Operations Management, or a related field (MBA is an asset).
  • 10+ years of progressive leadership experience in operations, property management, or related industry.
  • Proven success managing multi-site operations and leading managers of managers.
  • Strong knowledge of condominium/property management regulations, governance, and industry best practices.
  • Excellent communication, negotiation, and conflict resolution skills.
  • Demonstrated ability to balance strategic priorities with operational execution.
  • Must hold a valid General License from the CMRAO.
