Director of Property Management

Position Overview

Lambert Nemec Group is partnering with a well-established, growth-oriented residential real estate organization to recruit a Director of Property Management. This senior leadership role is ideal for a property management professional who thrives at the intersection of operations, people leadership, and strategic portfolio growth.

Reporting to executive leadership, the Director of Property Management will be responsible for overseeing the residential portfolio, guiding property management teams, and driving operational excellence across multiple sites. This is a high-visibility role offering the opportunity to influence organizational strategy, improve processes, and enhance resident satisfaction while supporting the company's expansion goals.

Key Responsibilities

  • Provide strategic direction and operational oversight for the residential property portfolio, ensuring optimal performance, occupancy, and resident satisfaction

  • Lead, mentor, and develop property management and leasing teams to foster leadership capability, accountability, and a high-performance culture

  • Establish, implement, and optimize standard operating procedures, policies, and best practices across the portfolio

  • Oversee leasing strategy, marketing, and rent optimization to support growth and revenue objectives

  • Ensure compliance with all regulatory requirements, including the Residential Tenancies Act, safety standards, and internal policies

  • Monitor operational KPIs, service levels, and resident experience metrics, and identify opportunities for improvement

  • Partner with cross-functional teams—Maintenance, Construction, Accounting, and Development—to support new projects, renovations, and portfolio expansions

  • Act as a senior escalation point for resident, team, and compliance issues, balancing operational problem-solving with long-term process improvement

  • Oversee budgeting, forecasting, and portfolio-level financial performance in collaboration with Finance leadership

Requirements

  • 7-10+ years of progressive residential property management experience, with demonstrated leadership of multi-site teams

  • Proven experience in strategic portfolio oversight, operational optimization, and performance management

  • Strong knowledge of Manitoba Residential Tenancies Act and other regulatory requirements

  • Demonstrated ability to implement structure, standardize processes, and improve accountability across property management teams

  • Excellent leadership, communication, analytical, and stakeholder management skills

  • Experience with property management software (e.g., Yardi or similar) and technology-driven operational solutions

  • Professional designations such as CPM, RRP, or equivalent are a plus

  • Collaborative, mentorship-oriented, and capable of driving initiatives with minimal supervision
