We are currently seeking an Associate Development Manager to Join our Development team

Description:

Based in Kelowna, BC, the Associate Development Manager will report to the Senior Development Manager and will work extensively with internal and external stakeholders to advance projects with the Troika portfolio. The position will contribute to the full development lifecycle, with a primary focus on securing municipal approvals. The Associate Development Manager will collaborate with internal and external stakeholders, including Development Managers, consultants, and municipal staff, to manage aspects of the approvals process, progressively taking on greater responsibility and building expertise.

This position is a growth opportunity designed to provide a structured path to becoming a fully independent Development Manager. As part of a structured development plan, the Associate Development Manager will receive direct mentorship and guidance from the Senior Development Manager and experienced Development Managers, combined with hands-on experience managing key aspects of the approvals process.

Duties:

The Associate Development Manager should be prepared to work in a fast-paced team environment. Duties include but are not limited to:

  • Collaborate with Development Managers in maintaining project budgets and schedules, contributing to tasks such as progress tracking, reporting, and coordination with consultants, while progressively taking on ownership of assigned responsibilities.
  • Ensure seamless communication and collaboration among internal and external stakeholders.
  • Facilitate a wide array of administrative development activities such as approvals, budget tracking, reporting, site visits, change order management, and design.

Development Management:

  • Collaborate with Development Managers in the preparation and ongoing oversight of project plans, schedules, and budgets by tracking progress against established goals and objectives. Maintain complete and accurate project schedule data in Airtable, including all required inputs for internal and external meetings (when applicable).
  • Collaborate with Development Managers in all contract administration including but not limited to the preparation of subcontracts and subsequent change orders, scope change requests, overage tracking, and budget change management.
  • Collaborate with Development Manager in sourcing proposals for various design and engineering scopes; review and compare all proposals, facilitate RFP process where applicable.
  • Prepare agendas, take detailed minutes, and track action items for all project team meetings. Maintain organized files and ensure timely distribution of meeting materials (when applicable). Manage meeting-related data and project schedule information in Airtable, ensuring all required inputs are accurate and up to date.

Approvals:

  • Manage assigned aspects of municipal approval applications (rezonings, Development Permit Approvals, Building Permit Approvals etc.) under the guidance of a Development Manager, including researching regulations, preparing application materials, tracking progress, and coordinating consultant input.
  • Proactively identify and address potential roadblocks in the approvals process, working with the Development Manager and consultants to develop solutions.
  • Manage the project team in all public notification exercises including but not limited to neighborhood awareness, public open houses, preparation of notification letters, coordination of development signage, and other tasks.

Construction:

  • Collaborate with the Development Manager and interface with the construction Project Management team to maintain awareness of construction processes and their impact on approvals and post-approval compliance (Occupancy etc.). Identify and flag potential risks during design development that could affect constructability, construction budget, and approvals compliance.
  • Participate in site visits to deepen understanding of construction and development.
  • Collaborate with development and construction on prime changes or construction changes, reviewing and documenting all items related to RFIs, SIs, DSIs, etc.

  • Proactive and self-motivated, takes direction well, and demonstrates a strong desire to learn quickly, take initiative, and progressively manage aspects of the approvals process.
  • Excellent communication and interpersonal skills, with the ability to work effectively both independently and as part of a collaborative team, particularly with municipal staff and consultants.
  • Strong data processing and reporting skills, with the ability to quickly track, analyze, and present critical project information.
  • Strong computer skills – MS Office Suite required; experience with project management software (e.g., Airtable) is a plus.
  • Demonstrates a strong desire to learn and grow professionally within the field of land development and land development management.

Qualifications:

  • Completed post-secondary degree, preferably in Business or Engineering.
  • Demonstrated interest in real estate development, via previous work experience in construction and/or extra-curricular school clubs or interest groups.

Rate of Pay:

  • Salary $70,000 - $95,000 per annum (actual salary offered will be commensurate with education experience).
