Position Summary
The Construction Site Supervisor is responsible for overseeing on‑site construction, renovation, and conversion activities across Palm Holdings' hotel portfolio. This role ensures that projects are executed safely, on schedule, within budget, and in compliance with brand standards, building codes, and company expectations. The Site Supervisor acts as the primary on‑site representative, coordinating subcontractors, vendors, hotel operations teams, and internal project managers.
Key Responsibilities
Project & Site Management
- Supervise daily on‑site construction activities for hotel renovations, conversions, and capital projects.
- Coordinate subcontractors, vendors, and suppliers to ensure adherence to schedules, drawings, specifications, and quality standards.
- Maintain daily site logs documenting manpower, work completed, issues, inspections, and deliveries.
- Review construction drawings and specifications and identify constructability or coordination issues.
- Coordinate project logistics including site access, storage areas, material staging, waste disposal, and temporary partitions.
Quality Control & Inspections
- Conduct regular inspections to ensure work complies with approved drawings, brand standards, and applicable codes.
- Identify deficiencies, issue deficiency lists, and follow up to ensure timely resolution.
- Document key milestones, deficiencies, and final conditions through photographs and reports.
- Support final inspections, commissioning, cleaning, and turnover activities.
Safety & Compliance
- Enforce site safety plans, safety signage, PPE requirements, and safe work practices.
- Ensure compliance with local building codes, fire codes, ADA / barrier‑free requirements, and health & safety regulations.
- Proactively identify and mitigate safety risks to workers, hotel staff, and guests.
Budget & Cost Control
- Monitor project expenditures and material usage against approved budgets.
- Verify quantities and condition of materials delivered to site.
- Assist with obtaining and reviewing quotes from multiple vendors and subcontractors.
- Support the Project Manager with cost tracking, change order review, and variance identification.
Coordination with Hotel Operations
- Coordinate closely with hotel management and operations teams to minimize guest disruption.
- Plan and manage system shutdowns (electrical, plumbing, HVAC, fire alarm) in collaboration with hotel leadership.
- Implement dust control, noise mitigation, and guest safety measures in occupied hotels.
FF&E & Deliveries
- Coordinate receipt, storage, and installation of FF&E items.
- Maintain inventory logs for stored materials and equipment.
- Oversee punch‑list completion following renovations or room refreshes.
Operational & Maintenance Support (Non‑Renovation Periods)
- Support hotel operations by overseeing small‑scale works such as room refreshes, painting, flooring, and fixture replacements.
- Supervise daily maintenance activities including HVAC/PTAC servicing, filter replacements, lighting, and minor repairs.
- Identify aging systems or infrastructure requiring repair or replacement and report recommendations.
- Assist with preventive maintenance planning and material inventory management.
- Provide technical guidance and mentorship to on‑site maintenance teams.
Qualifications & Experience
- Minimum 10 years of experience supervising commercial construction projects, with hotel renovation or conversion experience strongly preferred.
- Strong knowledge of construction methods, sequencing, and building systems.
- Working knowledge of building codes, life‑safety requirements, and accessibility standards.
- Proven ability to manage multiple subcontractors in active, occupied environments.
- Strong organizational, documentation, and problem‑solving skills.
- Proficiency in MS Office (Word, Excel, Outlook/Google) and general computer systems.
- Excellent verbal and written communication skills.
- Ability to work independently while collaborating effectively with cross‑functional teams.
- Flexible and adaptable to changing project priorities and travel requirements.
Additional Requirements
- Valid driver's license and passport.
- Ability and willingness to travel frequently within Canada and the United States.
- Ability to work extended hours as required by project schedules.
