Job Summary
We are seeking a seasoned Leasing Agent to join our residential property management team in Kitchener–Waterloo. The ideal candidate is an experienced leasing professional with strong sales and customer service skills who can drive occupancy and deliver exceptional service to prospective and current residents throughout the leasing cycle. The role is primarily onsite and includes both administrative and frontline leasing responsibilities.
Primary Responsibilities
Leasing & Sales Execution
- Greet and engage prospective residents; conduct property and unit tours tailored to client needs.
- Qualify leads and follow up proactively to convert inquiries into executed leases.
- Present and explain lease terms, rental rates, concessions and community features during tours and negotiations.
Lease Administration & Compliance
- Prepare, present, and secure lease agreements and related documentation with accuracy and in compliance with company policies and the Ontario Residential Tenancies Act.
- Conduct application processing including background, reference and credit checks; coordinate approvals.
- Maintain up-to-date records in property management systems (e.g., Yardi).
Customer Service & Relationship Management
- Provide exceptional service and responsiveness via phone, email, text and in-person interactions.
- Address resident questions and concerns professionally; facilitate move-in/move-out processes as needed.
- Coordinate with maintenance and operations to ensure units are ready and marketed effectively.
Marketing & Reporting
- Market available units through internal and external channels; maintain traffic logs and weekly leasing reports.
- Stay informed about local rental market conditions to support competitive pricing and targeted leasing strategies.
Required Qualifications
- Minimum 3+ years of leasing experience in residential property management or related sales/real estate role.
- Demonstrated track record of meeting occupancy or leasing targets.
- Excellent communication skills (verbal and written) with strong customer service focus.
- Proficiency with Microsoft Office (Word, Excel, Outlook) and property management software (Yardi or similar).
- Solid understanding of leasing documentation, compliance, and Ontario landlord-tenant regulations.
Preferred / Strong Assets
- Post-secondary education in Real Estate, Business, Sales, or related discipline.
- Experience with CRM, digital leasing tools, and online listing platforms.
- Valid Ontario driver's license and dependable transportation for offsite showings.
- Flexibility to work occasional evenings and weekends to support leasing traffic.
