Job Overview

We are seeking a dedicated and skilled Building Manager to oversee the daily operations and maintenance of our facilities. The ideal candidate will possess a strong background in industrial maintenance, with the ability to manage various building systems effectively. This role requires a proactive approach to ensuring the safety, functionality, and aesthetic appeal of the building while supervising maintenance staff and coordinating repairs. Location is in New Westminster Building type:      Residential High Rise (14 stories) - Janitorial & Light Caretaking Duties

Day: 5 days per week (Monday- Friday) + weekends time to time

Hours: 7.5 hours per shift, (35 hours per week) 9:00am - 4:30pm

Duties

  • Maintain and oversee all building systems, including HVAC, plumbing, electrical, and safety equipment.
  • Fabricate and repair components as necessary to ensure operational efficiency.
  • Utilize Computerized Maintenance Management Systems (CMMS) for tracking maintenance schedules and work orders.
  • Supervise a team of maintenance personnel, providing guidance and support in their daily tasks.
  • Interpret and work from schematics to troubleshoot issues with low voltage systems and logic controllers.
  • Manage vendor relationships for outsourced services and ensure compliance with safety regulations.
  • Conduct regular inspections of the facility to identify areas needing attention or improvement.
  • Develop and implement preventive maintenance programs to enhance building longevity.
  • We require a janitor/light duty caretaker who is reliable, responsive, and proactive. Strong communication skills are essential, as the individual will need to coordinate effectively with our team and building management, trades and residents.
  • They must also be physically capable and willing to carry out all assigned cleaning and light caretaking duties as outlined in the scope of work.
  • There will be building manager duties: Must be able to Submit updates on cleaning, maintenance activities, and resident concerns. (IE email monitoring and reporting)Log completed tasks and highlight pending items requiring follow-up. Document and report any incidents, damages, or deficiencies.

Requirements

  • Proven years experience in industrial/strata maintenance or a similar role.
  • Strong understanding of low voltage systems, logic controllers, and schematics.
  • Excellent supervisory skills with the ability to manage a diverse team effectively.
  • Proficient in English, both written and verbal communication skills.
  • Ability to troubleshoot mechanical issues and perform hands-on repairs as needed.
  • Familiarity with CMMS software for efficient management of maintenance tasks.
  • Strong organizational skills with attention to detail in managing multiple priorities.

Pay: $19.00-$21.00 per hour
