WHAT WILL YOU DO?
- Participate in the full leasing process by ensuring your calendar is effectively managed and that all leads, showings, applications, and leases are followed up on and actioned in a timely manner.
- Complete renewal activities by ensuring eligible residents receive renewal offers 90 days in advance, renewals are actively followed up on to ensure they are signed 30 days in advance of lease expiry, and that all renewal documentation is uploaded, revised, and accurate.
- Support all collection efforts by ensuring residents are notified of any payment issues, notice documents are promptly served, residents are consistently followed up on, and payment issues are resolved as quickly as possible.
- Assist the Residential Portfolio Manager in maintaining portfolio inventory levels to ensure availability of all suite types by conducting suite assessments in advance of move-outs, planning and submitting approval requests for suite turns, issuing purchase orders to vendors and/or work orders to maintenance associates, following up after the work is complete to ensure quality standards are met, and completing all documentation and Yardi entries to ensure all stages of the suite turn life cycle are current and up to date.
- Assist the Residential Portfolio Manager in ensuring all maintenance and repairs are conducted in a safe, timely, and cost-efficient manner by actively reviewing all resident inquiries and work order reports, scheduling repairs with maintenance associates and/or vendors, issuing purchase orders as required, following up after the work is complete to ensure quality standards are met, and completing all documentation and Yardi entries to ensure all stages of the work order life cycle are current and up to date.
- Assist in maintaining properties by investigating and resolving resident complaints, enforcing rules of occupancy, and by regularly inspecting buildings and vacant units.
- Complete move-in inspections with resident(s) and ensure all required documentation is uploaded to Yardi within 24 hours.
- Assist with move-out inspections with resident(s) and ensure all required documentation is uploaded to Yardi within 24 hours.
- Work closely and support the Residential Portfolio Manager in the management and maintenance of the operating budgets.
- Create a best-in-class customer experience by providing prompt and courteous service to prospective and current residents.
- Support and assist community engagement through building relationships among local businesses, schools and community groups and developing ways to best market these communities.
- Other duties as required.
WHAT WILL YOU NEED?
- Previous property management experience would be an asset.
- Financial acumen, specifically with budget management.
- Must possess a valid driver's license and access to a reliable vehicle.
- Must have a clean driver's abstract.
- Must complete & pass a criminal record check.
