The Director of Acquisitions will play a pivotal role in spearheading our real estate acquisition strategy in Quebec, with a specific mandate to secure $25 million CAD in multifamily real estate assets. Based in our Boisbriand office with a hybrid work arrangement, this role involves proactively sourcing off-market deals by identifying and engaging with property owners and operators. The ideal candidate will be a tenacious, results-oriented professional with a strong network in Quebec's real estate market, capable of driving high-value transactions through relationship-building, negotiation, and strategic deal structuring.

Responsibilities
  • Identify and pursue off-market multifamily real estate opportunities in Quebec to meet the company's $25 million CAD acquisition target.
  • Conduct proactive outreach, including cold calling, door-knocking, and networking, to connect with property owners, operators, and industry stakeholders.
  • Build and maintain strong relationships with property owners, developers, and other key players to uncover potential deals.
  • Perform due diligence on prospective acquisitions, including market analysis, financial underwriting, and risk assessment.
  • Negotiate purchase agreements and structure deals to align with the company's investment objectives.
  • Collaborate with internal teams, including finance and legal, to ensure seamless execution of acquisitions.
  • Develop and maintain a pipeline of acquisition opportunities, tracking progress and reporting on deal status to senior leadership.
  • Represent the company professionally in all interactions, upholding our reputation for integrity and excellence in the real estate market.
Qualifications
  • Proven experience in real estate acquisitions, preferably in the multifamily sector, with a track record of closing high-value deals.
  • Strong network of contacts within Quebec's real estate market, including owners, operators, and developers.
  • Exceptional communication and negotiation skills, with the ability to build trust and influence stakeholders.
  • Demonstrated ability to source off-market deals through proactive outreach, such as cold calling and relationship-building.
  • Solid understanding of real estate financial analysis, including underwriting, valuation, and market trends.
  • Self-motivated, with a results-driven mindset and the ability to work independently in a hybrid office environment.
  • Bachelor's degree in real estate, finance, business, or a related field (preferred but not mandatory).
  • Fluency in English and French is highly desirable to effectively engage with Quebec-based stakeholders.
  • Direct experience in Quebec's multifamily real estate market is a significant advantage.
Compensation
  • Base salary: $80,000 CAD annually, with potential for a higher base for candidates with direct experience in Quebec's multifamily real estate market.
  • Commission structure: 0.5% of the total value of acquired properties, offering significant earning potential.
