Drummer Realty & Property Management is seeking a Maintenance Coordinator/Technician to join our growing maintenance team. This challenging role does require an individual who is driven to exceed expectations and provide extensive client focus to the resident experience. We will only consider candidates who can demonstrate past success in a similar role and will offer us a professional addition to our team Responsibilities will include, but are not limited to the following:

Approximately 40% of your day will be spent in office coordinating maintenance with vendors, while approximately 60% will be spent at residential properties performing general repairs. This can alternate depending on which area is busier.

*Position requires to be on call, taking afterhours maintenance calls, on rotation with other team members. The rotation is currently setup for one week at a time, every third week. Typically 0-5 calls may come in during a week. With higher calls taking place during colder months.

As a Maintenance Technician you will be required to:

  • Ensure preventative maintenance on the residential properties we manage.
  • Execute general repair of a residential property including but not limited to doors, windows, decks, fences, roofs, floors, installations, general carpentry.
  • Inspect interior/exterior of properties and reporting problem areas.
  • Installation and repair of light fixtures, ceiling fans, plugs and switches.
  • Replace locks and latches on doors and windows.
  • Troubleshoot and installation of pluming such as , toilets, sinks, faucets and shower valves.
  • Drywall repair, taping, mudding and painting as required.
  • Ability to quote project work and provide to management for review.
  • Landscaping grass/snow attendance when required and maintaining eavestroughs.
  • Minor hauling of furniture and/or garbage items when required.
  • Creating professional/accurate invoices and submitting to accounting weekly.
  • Scheduling repairs directly with residents and updating calendar weekly
  • Inventory of mechanical/maintenance supplies, tracking stock items, submitting receipts.
  • Assisting management with all projects and other job duties as requested

As a Maintenance Coordinator you will be required to:

  • Receive and follow-through on maintenance repair requests from residents, using Yardi Voyager (training provided) and excel spreadsheets.
  • Identify correct maintenance technician and or vendor for repair, while be mindful of limiting property owner's expenditures, and following up on workorders to ensure completion in a timely manner.
  • Confirm receipt of request, date/time repair is scheduled, and follow up to verify completion of item.
  • Communicate status of jobs to managers as needed.
  • Keep all record of maintenance requests up to date and current with status of requests.
  • Complete and document property inspections as needed.
  • Perform other work-related duties as assigned.

Requirements for consideration:

  • Requires carpentry skills, with a knowledge of plumbing and electrical troubleshooting is a must.
  • MUST OWN SOME HAND TOOLS
  • MUST PASS A CRIMINAL RECORD CHECK and have valid license/insurance.
  • Comfortable with technology such as computers/tablets, Office/Excel.
  • Solid interpersonal skills, along with excellent communication skills, must be proficient in the English language.
  • Ability to complete jobs in a timely manner. Clean appearance and carry oneself professionally at all times.
  • Good listener and able to accurately transmit information.
  • Reliable, highly organized, attention to detail, courteous, friendly, hardworking and professional.
  • Eager to learn and take on additional responsibility when needed.
  • Extremely dependable and reliable
